Florida panhandle build suggestions

I know it's going to be a pole barn type but am unsure of the size at this time. I have to check with the county to see how far back I can build. The lot is .7 acres but there is a creek in the back and is considered "wetland". I think the problem only comes in if I have running water/septic near it. Anyone know about this?
It will be at least 2 bay, maybe 3. A 2 post lift will be in one of them. I have to have room to do a frame off car job plus extra space.
Any special things to consider for building in my area? I'm not going to do any heat. For as cold as it will ever get here, I can change out of the shorts into pants
I will have to have a separate room for our gym equipment, maybe 400-500sq ft max.

If it's anything like New Jersey, not only can you not build anything on wetland but you have to have a buffer zone between anything you build and the start of the wetland area. I believe it's 20 feet. I'm not saying this would apply in your area, but it's just a possiblility to consider.

Think I'll call the building commission dept tomorrow. See what they can tell me over the phone.

best way to get started is to read the local zoning code...most larger towns have them online. If not go pick one up for a small fee at teh town hall. Nothing worse than falling in love with the garage you design only to hav eto scale it down because it doesnt comply.

Build as large as you can, cuz there's never enough room.

Make sure that you have plenty of ventilation. It gets HOT down here.

Different areas sometimes have different wetland barriers. Used to be you just couldn't distrub the wetland. Now you have buffers. And creeks are different from wetlands. We often find the stream are flagged bank to bank. If the whole area is really low, wetlands could be associated with the creek.
