Hello everyone!

Figured I'd post up an introduction as I'll be hanging around here for awhile and eventually starting a build thread.

I live in Kansas and I'm about a year away from paying off a 7.4 acre piece of land. The property currently has a single wide mobile home that will be getting torn down (been abandoned for a few years) and a 30x40 pole barn that is in need of some TLC.

Eventual plans are to build a house/shop combo. I've been tossing ideas around for awhile, and some of the builds I've seen on here have inspired me to rethink some of the ideas I've had.

In the grand scheme of things, I'm hoping to build everything without borrowing any money. We'll see how that goes when the time comes.

Welcome to GJ. Looks like nice plot of land you've got there.

Will lagoon and septic lines all be functional when you're ready to build ?? That lagoon looks pretty large . . is that on N edge of property ??

Once you get gameplan for house/shop set, also plan planting some trees for a windbreak on N side of house. KS can have some wicked cold wind in winter !! ;)

Finally, any plans for back 5 acres ?? Could you have farmer plant some stuff back there and get tax classification changed to drop your RE taxes ?? :D

The lagoon is on the south edge of the property.

I'll have to speak with the county to see if the lagoon is grandfathered in. My father purchased this property in 1993 and everything was good. However, the lagoon doesn't meet the setback requirements from the property line for the current code. If it's not grandfathered in; that will be something else to add to the to-do list.

From 1993 to around 2010 the back portion of the property was baled for prairie hay. Around 2011 my father moved out of the trailer house and into town. It started off as a way to get honey-do's done for his mother; and he has since decided to stay at the house in town. Starting around 2012, my father let the neighbor run his goats out there.

It was around the beginning of this year that my father offered the land to me; at a price I couldn't pass up. I grew up out there and I'm looking forward to making it mine. I worked out payment plans with my dad and it will be paid for by the end of 2016.

Plans with the land are to build a 100yd gun range out back and a small garden/orchard up front. Of course those will come after I figure out the housing situation.
