Footing question

I am well into the planning phase of a 40x40 with 10' side wall garage and gather quotes. The quotes have been right in line with what I was planning on spending, but I do have a question (with probably more to come) for those who have been down this road before.


I have one a contractor who is proposing pier footings (36" x 12" every 5 ft) and one proposing a perimeter footing. There is a significant cost saving of nearly $2500 to go with the pier footings.

Is one better than the other? Is it worth the extra $2500 to go with the perimeter footing vs piers?

MY .02c... It depends on your soil, your building and foundation system. I full perimeter footing with rebar re-enforcement is hard to beat and it's what I did but it may be overkill if your structure and use don't require it.

It will be a stick built structure. The contractor who is proposing this seems very confident that this will meet my needs, but this isn't an area of expertise for me. I have not been able to find any information as I have been researching this topic that would steer me either way.

I'm finishing up on my 40x40x14 stick built addition. It's on a mono-slab which is what I'm guessing your second proposal was. Myself, I'd spend the extra and do the mono.

I'm an idiot on this, so I just want to understand what you are asking. Are you saying a Pier footing with a Monolithic pour is an acceptable method?

From what I have read a monolithic pour is when they pour the piers and the concrete floor of the garage at the same time?

If I am following your question/advise, that is exactly the type of insight I am looking for. I would have never known to ask how it would be poured. :beer:

A mono has a thickened edge around the whole perimeter with rebar in it. They pour the perimeter and floor all at once.

Piers are like sono-tubes. In your case a 12" diameter by 36" deep hole every 5'.

Our shop was built with pier footings and a grade beam on top of them... The pad is free floating...

This is what I was envisioning the end product would look like.

This thread has been very helpful and will help me clarify with the contractor. Based on the building codes, footings and/or piers are acceptable.
