Not sure if this is an ok question or not...

My garage (16x20) is probably 30 years old or so. When we looked at the house, the PO had it packed to the gills and you couldn't see much of anything. There was also ivy growing up around it on the side lowest to the grade.

This weekend, I've been cleaning out my junk to get to the PO's junk that I didn't have time to remove before we moved in. I've got it empty, and I found some damage on the side that is low and had vegatation growing too close.
  • The man door needs to be replaced (I knew that before).
  • The sill plate is rotten next to the door.
  • A work bench on the same wall had frass between the 2x10s that made the top.
  • New frass on top of the sill next to one stud.

I can get a new door, no problem. The rotted sill has been replaced before, its about a 4' section and would be easy to replace. The bench is in the trash.

I see the following as a repair plan:
  • Fix the grade and make it dryer for the wall.
  • Replace damaged framing.
  • Treat everything with Timbor or Boracare.

Do I need to do more? I understand and can do the carpentry, but I'm not sure about the extermination/treatment parts. I'd appreciate any tips. I can post some pics, too, it that would help.

Pictures are never a bad idea...sometimes the trained eye can pick out significant items which a verbal description misses entirely...

let me try this...

one pic is what I started with. then in the corner of the larger wall shot I pasted in a picture of the empty space I made.

I don't think anything will eat the siding on the garage, but I'm not sure what to do about the sheathing.

I need to read the thread about posting pics....

a couple more things....
there is a second small window and the window sill there is rotted, too, but
I didn't find any other powder or frass. I still need to move that cabinet in the corner by the door.

It isn't a big space. If I have to replace more of that wall by the door, I'm thinking it would be a good idea to bump that wall out a few feet....

However, this garage is right in the path to another .5 acre lot that I own. I can see moving this garage about 50 ft back down the driveway, where there is some space. That would open a path to the .5 acre, and I could start planning a bigger shop over there...but that could be a ways off. I haven't been to the county planning office to find out more about what they think the possibilities are
