Foundation Cost

Wanting to build a 30x40 garage this summer. I am in Ont. Canada and I am wondering what everyone is paying for their cement work. It will be about a 4-5ft wall on footings then the floor of atleast 4" thick. Any recomendations or comments will help.

i am also in Ontario, in the Niagara region looking to build a 30x40 building this spring. If I remember correctly I have the following estimates based on quotes recieved from different contractors:

Foundation Walls:
Standard (cheapy) 10" Concrete block: ~$3 each (split faced goes to about $5.30/block)
Sand/Motor/rebar:~ $1.50-$2.00/block
Labour to Install:~ $2.00/block
All in all I am using $7.00/block installed

For foundation we have 140 linear feet resulting in about 108 blocks/course multiplied by approximately 6-8 courses of block results in upwards of 860 blocks

So, the walls of the foundation are to cost about $6030.00 plus taxes?

Footings:

I plan on pouring my own footings so my costs are estimated as follows:
-excavation about $600
-Wood to build 6"-8"Forms (qty 28 of 2x10x10 @ $8.11/ea)= ~$400
-Approximately 6 cu. meters of cement at about $130/cu. meter= $780
-Rebar #5 at ~$0.70/ft= ~$200

So, the footings of the foundation are to cost about $2000 plus taxes?

Floor:

This is where I am a bit hazy- my spreadsheet has a value but I am not confident in it. No forming is needed but wire mesh, gravel, insulation and of course concrete will be necessary. My spreadsheet has a value of $6000 before the insulation but for some reason my memory sugggests more like $7000 (I got an accurate quote from a guy once before for a 30x50 x5"-6" of about $7500 if i remember correctly)
So cement poured and finished I am using $7000
2" insulation: $22/2'x8' results in $1650

So, the floor will cost about $8650 plus taxes?

So all in all that takes us to about $16,680- I hope that I have calculated or overshot somewhere cause it tallies to alot of $$$$


Those are the numbers I currently have. I need to update my prices as my spreadsheet was created last fall, when I had access to some contractor prices. I will update these figures as I get accurate quotes in the next couple of weeks.

If you don't agree with my prices please state your thoughts- anyone!.

Also if you think i have overkilled something please also suggest-please... anyone!.

Please keep in mind that I am in Ontario Canada, my prices don't necessarily include taxes and are of course Canadian dollars.

Around here a pretty good estimate can be had by simply figuring how much concrete the job will require and then multiply that number x2.
I had 10 yards poured last spring, a bit of a "friends and neighbor's discount" figured in brought it down to $1800.

Your numbers aren't that far off from what I see at work. My dad had done a detached 12'x20' and it was a little over $10,000 said and done. It was 8" block frost walls, insulated 2" under the floor and the full depth of the foundation wall with a 6"x6" welded wire mesh in the 5" floor, stick framed (not trusses), 2x4 walls not insulated with a single man door and a 10x8 roll up. Just to give a slight comparative. Now if you can frame it and finish it yourself... you and a few buddies a few cases of beer and a couple weekends and it'd be done with a little saved in your back pocket.

Keep in mind kaferfahrer you haven't got the structure out of the ground at that price though.

OH i realize that... this is just the concrete. I am not sure if prices are higher in Ontario vs the southern US, but my prices do not compare to the guys building shops for less than $20-$30K. I figure all said and done, using SIPs rather than stick framing, which i know is more $$ by maybe a factor or 1.5, that will be lucky to stay under the $40K mark.

Good to hear, I need to get some quotes from guys around to do the whole job etc and as I said I am not sure how accurate my prices are now. Also, i always budget using the HIGH values, so at the end of the day I am under budget and have enough left to buy say a hoist or some machining equipment

If you don't mind me asking where abouts are you located, as again I am sure that location has alot to do with it.

I am hoping to spend no more than $35000. I will do some finish work myself.

I'm on the left coast and I've been slowly building a 30 X 36ft shop in stages. The footings (4ft), including labour, crete, forms, pumper truck etc were in the $3-4K mark. I'm building in stages at a rate that my wife and checkbook will allow. My floor is 7-8" thick pour and I had a good friend that did it for just under $3K.

Please keep in mind you need to consider all the extras you would like to add in, permits, plumbing, electrical, water, gas, etc. All of these things can affect your total costs big time. Research all the things you want in before you pour, like radiant heat, drains, bathroom, extra rebar in the floor for your lift etc. There are lots of hidden costs like sand, gravel, insulation, equipment fees.

Spend the time on the forum, research, ask questions. Theres a lot of really good guys here all with a similar passion. Most of all, have fun and enjoy your build and the years of enjoyment it will provide.

You don't want to forget the polystyrene insulation boards for under the concrete slab at 21.95 each times 38 sheets for the in floor radiant heat.

For some reason I saw Foundation Costs in the thread title and then was thinking complete structure by the time I read through it. There are a few factors up here that tend to inflate the costs.

^ DJ alot of the time up here it is recomended to place 2" rigid insulation under the floor slab and down the foundation walls to keep the frost out from under the slab. Even in an unheated garage I would recomend it just for that extra little insurance that the slab won't heave and crack.

I just received a quote for a frostwall and slab 28 x 38 here in Nova Scotia.
Price was $16,000. taxes included.

Price included 8 inch concrete walls, concrete floor with wire mesh and gravel base.

I just got a quote for a 26x40, it is $12320. That's footings, walls and concrete floor, includes rebar in the footings and walls, mesh in the floor, drains, vapor barrier. That does not include insulation under the slab (still trying to decide on that), and it doesn't include the gravel which will be another $2800. Excavation is another $1500 or so.

All together it comes to $16875. This is east of Cornwall, ON.

Ontariobrent, can you give me the name & number of the builders who gave you the lower prices - I am probably too far away, but I'd like to see if I can get a better price.

UPDATED:

i just got some accurate quotes from guys.

Concrete block:

Cost to lay a block: $2.75. It is a little high because they are going to hand-bomb everything rather than use a fork lift, because the fork lift with tear up my driveway.

saying that i do still think that my estimate of $7/block is about correct as I may have been hight with the motar etc.

Floor:

As for the floor, I had my guy re-quote the job with up-to-date numbers. He came back to me with the following- 30' x 40' using 6" thick and 8" thick where the hoist is going to go. The price is for supplying steel mesh and concrete, finished along with a surface hardener and appropriate saw cuts. The price is $6000.00cnd.

I just got a quote on a 4" - 30' x 36' floor and footings (not including crushed stone but including steel mesh) for $11,189 including GST. This is in the Kingston, Ontario area. The floor itself was $4320.

I see you are using blockwork walls. How do they compare cost wise with cast in situ walls?

When I did my shop in Upstate NY, it was 28x34 and I had 4' formed foundation walls/footings, with a 4" 4000PSI Concrete floor it cost me around $12k for it all.

This was a little over a year ago.

Well guys im located in belleville/trenton area.

Was quoted for a 32x30 fram 4 ft wall and 8" thick. I have to escavate the area. $5000.00 plus tax.

Im dabating now to do my own footing pour and foundation wall myself with the help of the engineers at work.

I would need the following
2.25 cu meters for the footing $175 cu meter $400
9 cu meters of concrete $175 a cu meter $1575
64 sheets of 1/2" ply wood $19.27 sheet $1233.
re bar 36 $7.17 each $258
misc $300

With total of $3466 plus tax only saving of $1500
