Foundation/slab quote - too high?

The contractor we've liked the most so far finally got us a quote for:

- Demo/removal of old garage/slab
- Proper depth foundation wall w. footings and 8" stem wall (as per code)
- 6" slab w. rebar and mesh

Size is about 18x22.

Cost: $9000 ($8200 without taxes)

Note that the price includes HST (GTA, Ontario), and is about $800 of the final quote.

Does that seem high, or sounds about right?

My other option would be to forego the foundation/footings and do a floating slab w. thicker edges. This is a variant of the code, but the existing floor was pretty badly cracked, and the winters can be quite cold, so I'd figure we should get the foundation.

for your neck of the woods, not really, that about normal. Get couple more bids to be sure

That actually sounds like a good price....for comparison....my old 18x20 garage..

Demo including slab and removal of everything....$2500

New foundation...20x25 and 27' of block wall 4' high....$10,500

That's a good question, I'm not certain. I would hope for 3000psi - what I understand is required for a lift down the line.

I am waiting for one more quote to confirm the price. Compared to the entire garage build he was initially proposing, the price makes sense. Thanks for the confirmations everyone!

My family and I did all the bullwork on my slab 2 years ago. Concrete was roughly $3500, rebar $1100, finishers $500, plus gravel, renting a packer a few times, renting a bobcat, bubble insulation, etc. Rebar was expensive because I went 1' on centre. If I were to do it again I'd probably go 10m rebar 6' on centre and then mesh over that. I should have some pics of it on my build thread below. I'm pretty cheap and I'd say you got a fair quote.

Mine is 24x36. 5000 psi with fiber. Block stem wall 42" below grade. 12"x 18" footings. Crushed limestone base. 4"+ thick depending on location in the shop. $10k with tax.

Concrete locally is around $115 cuyd.

DR2500 - Thanks for the input, and the link in your sig - great worklog. I'll have to ask him about the rebar spacing and whatnot, although I don't think he's used to having customers ask these kinds of questions.

From further research, looks like the rebar/mesh is more important than the PSI rating.

I just replaced my 20' x 22' detached with a 26' x 28' over on the other side of the GTA and got three quotes. I have a backhoe so I removed the old garage and slab as well as all the ground work including trenching for the footers and backfill afterward. The new garage is attached so I had to go down to footings on the existing house where the new garage ties in - pinned in with rebar epoxied into the house foundation.

The contractor that won the job supplied the following:

95' - 20" x 6" concrete footings - 20mpa
75' - 3' 10" x 8" concrete walls - 20 mpa
20' - 3' 10"-7' 10" x 8" concrete walls(step wall) - 20 mpa
Key into footings
Pin rebar into existing walls
728 sq. ft. x 6" 3/4 drain stone
728 sq. ft. x 4" concrete floor - 32 mpa
Control joints, fiber mesh and concrete sealer
Power trowel
Stone slinger (1 load)
Concrete delivery with belt truck

The price was $9,800 + GST (completed before July 1)
