framing question...

Hi,

So I'm putting up my garage...the foundation wall is in. Had it put down below the frost line and 3" above grade to try and keep some moisture away from the sill plate.

Anyway...I told the concrete guys where I needed a 16x8 garage door, a 9x8 garage door, and a 36" service door.

They left the wall down 10" from grade at those positions. They left the openings at 16'4", 10'4" and 40" respectively.

The concrete guys who I have do this wall are the best in the area...they came with recommendations from EVErYONE.

From what I've read (I've never built a building before...but have some help) the rough opening for the garage doors should be 3" wider. And I think they just screwed up on the 9' door.

So anyway...I wouldn't mind having a 10 wide door instead of 9'...but I'm thinking that's going to be significantly more expensive than a 9x8 door (though I haven't checked for sure)...

I'm building with 2x6 framing if it makes a difference...

Any advice?

Thanks!!!
Patrick

Since you've got what you've got, after you get over being aggrivated about the blunder I think you'll be happier with the 10' door as long as it doesn't interfere with your layout inside. The door won't be that much more expensive. Remember when you get a lemon..................
I've made a lot of lemonaide. If you really want to stick with the 9' door you can frame it inside the masonry work and it'll work out fine.

I re-looked at my floor plan and low and behold it says 10' door...but even before then I was kinda thinking a 10' would be better anyway...

How about the framing...10'4" on the concrete vs 10'3" or 10' even?

I typically see rough openings 3" larger than the nominal door size. If you figure there will be a 2x6 stud and a 1/2" trim on either side (total of 4" both sides), then a R.O. of +3" allows for some overlap for the door ends.
