Free standing vs attached deck..

Well, I was down with everything K'ledgeBldr said, but the reduce the wall height part. I wouldn't want to do that. I don't like steps either. I'd be making the deck and house floor level match.

I don't know what do do about the price delta...

I might have missed this but your builder is working off a plan, so what does it spec? you have an exposed lip on the inside of that wall- was the brick work done to accommodate a ledger installation? also what is the rise from the top of the wall to the door sill?

That's kinda how we wound up where we are currently at. Plans call for a poured porch, so they went to town building it that way. The footer was already dug and poured before I was able to notice what had happened, so we compromised and the wife liked the look, so we decided she'd get her brick porch look and I'd get my wood deck feel. LOL

We had to block the house up significantly to put it where we wanted it, that's how we wound up with the deck 48" off the ground.

Brick work, afaik, was not really done to accommodate a ledger - the blocks would need to be filled for a ledger.

Top of the wall to the door will is 5".
