I guess this is one way to get rid of a single car garage, but I don't think I'd recommend it.


The house has been owned by my brother, who had been renting it out since he has been living abroad for a few years. We don't know exactly what happened, but there's no garage left over, the interior is completely gutted and a new roof will be going on. Everyone got out of the house OK, but the renters didn't have renters insurance and he had taken the insurance off of his summer car in the garage. If you're renting and don't have renters insurance, GO GET IT NOW!

My wife and I are taking the opportunity to buy the house from my brother and throw some extra cash on top to the builder to have things done how we want it (read: big garage).

Here's the proposed floor plan. The kitchen cabinets are getting rearranged a bit now, but I think we're about set. The permit should be approved in the next couple of days.

The plan for the garage is to have the front two stalls for the daily drivers, then a workshop/rebuild area in the back. I would like to put a lift in the back somewhere, but at this point I don't know what or where. The front stalls will have a sloped floor to a drain primarily for snow melt but also to do car washes in the winter.

Initially the garage will be unconditioned, but the future plan will be insulate and heat/cool.

I've requested that instead of doing a crawl space under the entry area to place rigid foam insulation under sand for the entire slab for vapor barrier and insulation from the ground.

Excavation started today. Turns out the original builder poured full (?) footings for the garage slab so they had to dig further down than they were expecting. I hope that's the only surprise of this project...

The empire of dirt is in the front yard for the time being.

We will live here, which is why I needed a "forever" garage.

No definite answer on what started the fire, best guess is cigarettes/ashtray.

The picture of the interior of the house gives a whole new meaning to "gutted". You'll have essentially a brand new house.
