Hello,

Still new to the forum/member at this time. I have lots of learning to do for sure. (always a good idea to learn something new. The trick is remembering it!)

no time like the present to start... here we go...

What I have is:
1) land (purchased 2017.07) - approx 160x100 (adjacent to house - paperwk submitted to combine lots)
2) ideas/planning
3) the wife's blessing (and the old kitchen cabinets - redid that summer 2015- she and I assembled the cabinets... installed the flooring, painted...)
4) permit - just the start of this .... needs more info... (as well as contractor info etc/ET etc)

limited things:
1) knowledge (one of the reasons I'm here)
2) ability/construction skills< really limited here (experience is coming!)

details:
1) land - clear - small slope - creek at the very S edge - several trees along the creek (nice privacy screen) (I am located in town)

all other trees are on/along edges

do have 2 large deep hole areas (? 6' wide 2' deep?) ...

and now... the building

use : plan/function of building:
5-6 car garage with work/storage area - from what I have discovered - the pad is one of the biggest expenses - so I have decided to build UP....

2-3 lifts - (2 4 post?) 1 2 post

2 post will be main 'work area' - others will be storage

type:stick (hoops to jump through and no guarantee from city that I could build pole style, and still be out at least $600(even if the answer is no)

dimensions - (inside 42 wide/32 deep)+ external carport (12')
If my calculations are correct, when I hit 88 mph...

this should allow 2' behind 2 bays (~3-4' for bay 3 with side entry door)

5' between center and 2 side bays
2' between side bays and walls

13' of room in front of cars for work areas/storage
13x12 - woodwork/misc (east side)

in front of center bay will be main car/misc working area/main tool area

last bay - will have ~ 11' deep - for other storage- motorcycles, bikes, garden stuff (mowers/tools)

windows ? 4-5
doors - 1 walk in door
3 overhead - (?size?)
wide /tall door for left (east) bays, shorter/more narrow door - rt (w) bay

plus 1 small overhead door on S/W side - 'possible' drive pull thru/entry for mowers etc...

wall ht
did LOTS of thinking on the side wall ht - if just storing - MIGHT be able to get by with 12' -but if I want to stand upright - say under the van - 14' is probably the way to go.

?6" walls ? = more insulation.... fiberglass batts?
been reading on interior - drywall vs OSB ...
exterior - match the house
2 options - T-111 - in wood - or ?fiber/concrete


floor - thinking- 4" pad with 6" center (where the 2 post will go).... along with PEX heating...
drain - out the back towards creek. lots of trees might be issue / limit how far back I can go - (house drain goes all the way to creek - no trees)

power/fuel - just electric....no gas/ no water
I'll need to run this from house - (pretty new learning here) - box is on the far side ~ 60-80' from what will be side of garage. Power to house verified with utility Co 200 A.

possible loft area? once the 4 post lifts are in place - would know where to place support poles... possible stairs R (w) of the rear entry

always need storage area - who knows what the future holds?

Wife 'is concerned' it may be 'too big'....
and - may produce (too much) shade over the gardens...

I bought some paint to mark this out on the yard... park the vehicles in it to get a feel for it... as soon as my growing brush pile is burned.. again..

I can run the electric out... (have some knowledgeable experience friends here)
(don't forget the ethernet!)

had some contractor meetings late 2017 - 'weeding them out' price/time /reviews etc... I started with Morton (before I checked building codes)... at least the high shock has been lower since that time (and it was a bigger sq foot building/shorter walls)

Sounds like fun. You're going to hear it …. build bigger than you think you need. I did, and I've outgrown it. Good luck.

Put up a couple 2x4s with a 2x4 across the top as a beam and see where the shade falls... That should put her mind at ease.

I decided to skip the PEX on my shop. I was farming out any plumbing, and I couldn't get it done at a reasonable cost. I spent the money saved on fancier wood (pine and cedar and stuff).

Going to be clear span truss roof? Metal or comp? T1-11 siding will save you money over concrete board, if you get the right product and install it right it can be your sheathing and your siding. Concrete board must be installed over ply (or maybe OSB, but I don't use OSB for anything except starting fires).
