Garage addition questions

Hey everyone,
Ive just relocated to the northeast Ohio area from New Hampshire for work. Ive got a question pertaining to my new garage at the new house. It is cinderblock construction and I was curious how easy (or difficult) it would be to grow one side of the building and perhaps the height of the ceiling too.

It is a 1040 sq ft 3 bay garage. Currently has a 7k lb naussbaum(or however you spell it) 2 post lift in the far left bay and I will be bringing my 12k lb 2 post rotary from my current garage.

What I am wondering about is if its possible to essentially grow the far right bay out so that its a bit wider and longer to help get my crew cab long bed dually in there. I believe its currently around 24' deep and the truck should fit but if I can get more room eventually why not right?

Maybe not enough information. Lot size, and layout, maybe a picture of what you have, and local zoning codes could factor in. JMO

Distance from current building to property line?

more or less looking to see for now the ease or difficulty of the construction with block

If you can make the addition and leave the outside wall, its not hard to cut a doorway into a block wall, but you need to know the loading and account for it. If you want more detailed answers on the forum, you will need to provide pictures and detail in turn.

Block construction? Pretty much major surgery.

It would be easier to build a new bay adjacent to the existing garage and cut a man door in the wall.

This is all assuming you have the space.

I will know more once we actually close on the house. I was just trying to be pro-active. It was hard to tell just by looking if my 2 post will fit nicely in one bay as the building is right now.

Luckily, there is already a 7k pound two post in one bay that I will utilize for now, but my powerstroke requires the bigger lift.

As for how much room there is to expand....the property is 13 acres....so it should be able to grow one direction or another haha

Home is in Geneva...just recently took a job in Mentor

Are you wanting to add three walls to the existing garage, then cut a doorway in between the two? If so, that should be fairly straight forward for a block layer. Or are you wanting to add a wood structure to the block structure? If so, then that should be fairly straightforward for a DIY if you know construction, or for a carpenter. Either way....wood or block......it should be a fairly simple addition.

And like Ratdoggy said......we can all have a hookup and meet each other in person. There is a Canfield swapmeet coming up shortly, or there will be another Canton swapmeet coming up sometime. The more the merrier.

what I was thinking was to try and extend one of the bay to fit the 12k two post with my crew cab long bed dually.

Like I said it might work as is...I just don't have my truck or lift in ohio yet...still in the process of moving.

I would check the county website for zoning and building regs. Most regs are county or local.

Have you considered jacking up the roof, and adding a extra row or two of block? A friend did that with his garage to accommodate a lift, when the township wouldn't allow him to build an addition. There was no zoning issues with raising the structure an additional 24 inches. Not certain how the roof was raised, but when it was done, the set it back down on the walls, and it was like it was originally built that way.

Lol, I totall agree to that quote! And to think I drove almost 11 hours to hang out with that galoot last weekend in Cleveland at the Autorama from eastern Ontario!

My wife was the office manager for a large real estate developer when we lived in Cleveland. Here's what I learned from her about Ohio. Zoning laws are restrictive, some are just plain over reach such as your dog house must have the same siding material and color as your house. Call or visit the Geneva Building Department in http://genevaohio.com/zoning/ to see what you are permitted to do and what permits you will require. Don't be surprised if a lawyer is needed to represent you at one of the zoning meetings.

Welcome to Ohio.

Pictures will help big time.

I'd guess that any addition to the block building is going to require some serious work and extra materials to jack and hold stuff in place while the work is being done. I'd guess that you are going to need some lintels or a steel beam to support the roof when you open the wall up.

Might be cheaper in the long run to put an addition onto the current shop just for that lift.

guess I should get some pictures up....but it almost seems like it may be easier to do an addition to my current shop...hmmm

I have my 2 post 12k rotary standing in a corner right now cause it wont fit in the building as is....
