Garage and taxes

Just out of curiosity, how much did your new garage or your garage addition affect your taxes? I know that the tax rate is determined by the appraised value of said structure. Heck, we get taxed for anything under a roof. My two porches are taxed :mad: I'm thinking of getting in touch with the County Auditor and try to determine how much my taxes will go up before I decide to add to the garage. This will determine as to what size I can build it, or if it not even enough to worry about. As of now my taxes are running around $2700/year for a single story ranch @ 2100 sq.ft. with a 28'x36' garage and my wifes 20'x20' building. The brand new houses down the road from me with basically the same amount of property and a pole barn are running about $200 more than me :wtf:

Also is there a difference on tax rates (in your area) between a pole barn and a stick build? If a pole barn is significantly different (cheaper) than I might go for a pole barn addition. What I need is someplace other than the garage to park my CUT and keep the attachments and MAYBE just maybe build it tall enough to add a lift in the future.

I live in the county and there are provisions for ag buildings that are not only taxed at a lower rate, but the actual building permits are considerably lower up front.

My previous house was 2,500sq ft. on an acre in the country. Taxes were a little less than $1,200 a year, no outbuilding. This house is 1,200 sq ft, shop is 1,100 ft, barn is 360 ft. 3/4 acre. Taxes are about $850. The house is as close to being in town as you can get, but still in the county.

I live in the state with the highest average property taxes in the country.I have a 1200sq.ft dwelling with a 22'x28' detached garage on a 7500 sq.ft lot and pay $7500.So I am not really a good indicator as far as property taxes go.

Went through that a few months ago....

Initially they tried to assess my garage at $125,000 of additional value....when the appraiser came by, we were not home. He looked in the windows...saw the spiral staircase and the windows up top and thought we had a rec room or bedroom up there.

When I got the letter, I called them....guy was very polite and answered all my questions. Once we figured out what was going on he told me he would send the appraiser back out. Guy came out a couple of days later...stuck he head upstairs, saw all the junk and said..."Yep, storage".

New appraised value...$28K. They knocked off a bit for the old garage. So it's costing me $280 a year more in taxes.

Now the 2-story addition that I'm about to add.....that is going to hurt.....

But not as much as my head right now.....Thank you very much Tatra.....

Where we are IF you have livestock and farm,the building requires no permits and is tax exempt.So my shop has a hay shed on one side and a winter chicken coop facility on the other. The auditor calls it a "machinery shed" in addition to ag storage.The Mules have thier own barn,and it too is exempt.All that being said,all of my buildings meet or exceed codes, mainly because they require insurance inspection and if we or our hiers were to utilize them differently,they would need to conform.

My parents still have the property I grew up on in the suburbs of NYC. 14 acres, 40'x40' x 2 story house, 30x30 x 2 story wood shop, 110x40 stick built "barn" auto toy shop/warehouse, and a few other small sheds. Currently ~$4500/year taxes, $300k realistic resale today(though the appraisers would say an easy $4-500k).

I have been looking into properties here in IN lately and they make me smile. 4 acres with a 20 year old house and a 40x60 pole barn needing only a small bit of updating and asking $40k, taxes being $600/year.

Gotta love the midwest for its relatively high salaries and low cost of living.

When I built my 30 x 48 pole building in 2008 it was just about the time the property values were dropping, so my total valuation actually went down a little bit. My taxes stayed the same because of some wording in the school levys that says their revenue doesn't go down if property values drop.

$220/year. I had a existing 20x20 and added on a 24x22 on the back of it. In my area the rate is different for living space vs. non-living space. There is also a cost factor involved meaning they can't assess more then the total cost of construction but there is a loophole there, they can assess higher if you did the work yourself since "not everyone has the skill to build something" (yeah, that is a quote from the assessor). In my case I had a contractor do most of the work, slab, framing, roofing and all I did was siding and door hanging so I had contractor receipts to show them. The only thing I had to convince them is that its really a garage since its insulated and heated and finished awfully nice inside.

Every state is different... My garage is appraised at the same amount as my friends. Mine is unfinished, his is *nice* with heated floor, A/C, nice walls and ceilings, and the works. Both, at the same square footage are appraised the same, but clearly his is much more valuable than mine.

Neighbors 36x54 slab is on the tax rolls at $12,000 plus the land value of 2616. There is no building, only concrete, a small junk pile and some pipes sticking up.

Our taxes are based on assessed value. We have municipal taxes and school taxes levied on property. So total tax is based on the "mil rate" each municipality and school division charges. Though it's not calculated this way, taxes end up about 1% of assessed value.

So a $40,000 garage would add $400 to the annual tax bill.

Massachusetts? or California?

Our old house was .55 acres, 275K value, $5,000 in taxes.

New house, better town, lower taxes 1.75 acres 450K value, $4500 taxes.

The town I'm in is good, conservative, and cheap. Next door (where Bull lives LOLOL) the taxes would be $2500 more per year EASILY. Very Liberal.

Here in western Washington we are taxed @ 1% of assessed value. My house on 2.5 acres was assessed @ 350K so taxes are $3500. Once in a while they do an in-person inspection. That was last year. They don't look inside the house OR the garage. They valued my 24X48 @ 25K so it added $250 to my taxes. They don't communicate with the building department so they don't know it's here until they see it. And no, they don't backcharge you. So I skated for 6 years.

Here in western Washington we are taxed @ 1% of assessed value.

Texas is based on rates per $100 of valuation. The rates are determined by the local county, city and school district plus other entities in certain places. Here, there are just three tax jurisdictions. So a $25K building located inside my city limits and school district would come in at $558.03. There would be no exemptions - those are offered only on the homestead and you have to apply for that exemption. If my wife sees this post, the new shop will be an outhouse. ;)

We had a 12 x 20 shed built, as a result my property taxes increased $28 a quarter, I shudder to think what would happen if we were to build the free standing garage my wife is considering. NJ is not at all shy, I'm currently just over 16K a year for my property taxes.

I sent an e-mail to our County Auditor and she got back with me later the same day. Based on a 24' x 28' addition and at todays tax rates, my property taxes would go up $128.00 per year or $64.00 per half. That is less than I thought it would be.

Kevin, I know down here a pole bldg is cheaper as it's not considered a permenant structure. It's the same with the asphalt drives over concrete.

Are you eligible for any rollbacks or homestead deductions ?
