Garage attached via breezeway

Because of the codes, I had to attach via breezeway. I think it will work out for the best.

Went before my zoning board , they refused me my variance to build. My max permitted sq ft allowed it 750 sq ft. So I drew in an open breezeway into my plans and went down the very next day and got my permit. This is a 32 x 40 with a 14 x 40 upstairs, Total Sq Ft 1920. Zoning board can kiss my **** now. lol

You'll love the breezeway! Ours is 8' wide & connects the house to the garage & to an outdoor screened dining porch & a rear open porch. Its become a focal point for our outdoor life with swings and sitting areas.

There's also a 20'x10' outdoor kitchen area for my wife & an additional area for a built-in hot tub between the kitchen & house - she likes the sound of rain on a tin roof & wanted tin for her 'kitchen'.

The 1st photo below shows the rear of the house & the breezeway/porch attaching the garage that's on the far left.....house is on a 45-degree angle to garage.

having been there myself with the breezeway game... there are some additional advantages you get:

1) typically no size limitations if it's attached
2) if it's attached, insurance on your HOME extends to cover the garage, instead of coverage for "outbuildings".
