Garage/Breezeway Construction Time

Hi Folks,
I am in the process of putting up a 24x24 garage with an open bonus room above, a 20 foot shed dormer and it will be connected to the house by a 8X12 breezeway. The contractors will be building it on a time labor basis (I am buying the materials). As you can imagine I am getting a wide range of estimates when it comes to building time. How long should it take to Frame, side, roof and install the windows and doors in this project? Once the whole thing is shelled out I will do the electrical, insulation and drywall. Thanks,

Worst way to bid a job is time & labor....just get him to give you a bid on the finished product with you providing all necessary materials.

As a contractor myself, I gotta go with Tony, unless you know that your contractor is totally trustworthy, you should just get a pre-set price on his labor. If it a little higher than you expected it may be because he is not making his mark up on materials. You mentioned that you will be paying for the materials, who is responsible for the ordering, scheduling and delivery of the materials. Even a top notch and trustworthy contractor can't pull materials out of thin air or work with the wrong stuff. Someone is going to pay his guys for hanging around the job site if the deliveries or the materials are screwed up. Those are the situations that can burn you big time. This is why in general, you are better off to get a signed contract for a well defined project with a fixed price and an agreed to rate for change orders.

He should be able to give you an estimate based on the square footage . When I subbed out my breezeway thats how I got quotes .

I usually get a firm price, but I have also used another method when the details were still a little fuzzy I have hired trustworthy contractors to do the job on a time an material basis with a guaranteed not to exceed amount. In the end everybody was happy.
