Garage Build advice

In the process of building a new garage

I have room to build 34 x 38

My lot runs east and west

I have a alley that runs north and south on back side of lot

Alley is not real wide so, to make the turn might need to go 32x38

or ..I could put one door Alley access and two doors headed south on end of garage then I could go 34 x 36

but, again not a huge amount of room to make the turn


Thoughts ?



It needs to be tall enough to put a lift in , thoughts on best way to accomplish that ?


Do I need foundation and footings or will a floating slab suffice ?


I live in the cold north country of So Dakota , one person I know says that locally unless its over 1500 sq feet a floating slab is all thats required ?

I have a 1 car garage (14'wx24'l) with 8' wide door. My alley is 12' wide and I have a 10' slab between my garage door and the alley. I can squeeze my Ford Excursion partially into garage. If I had 2 more feet between the garage and alley and a 10' wide garage door, I'm sure I can make the turn.

I personally would never put a door that is direct ally access. That seems to be begging for a break in.


That is my thought as well ,,small town , very quiet , nice neighborhood

low, low, low crime but,, still

The old building was 30 x 14 but, to adapt with new codes I have to be 10 foot off alley
