What's the average cost of let's say a decent size 2 or 3 car garage w/plenty of room for a lift & work space these days?

Getting annoyed with looking for the right house w/the right garage so thinking maybe buy a nice one without then build my own garage if it's not cost prohibitive. I wouldn't be doing any of the labor myself.

Not worried about fancy, I want functional. I'd like a decent heater in there for winter for sure.

I can tell you that a low end/builder grade/lunch box, no bells and whistles home will run you $115-$120 per square foot where I am at.

Remember that gets you insulation, heat, water, sewer, etc etc for a habitable space.

A garage can be anything from a pole barn to another living space for some people. If your thinking about a typical suburban garage, I'd be surprised if you get into one for under $60k-90k, with a year long waiting period for permits, construction, and so on. We are also at at time where construction prices are highly inflated.

Obviously your price is going to slide one way or the other depending on locations and materials you want. If you want an honest answer, I'd go talk with a company who designs these things in your area. They could give you pricing if your nice to them, they don't work for free so keep that in mind.

For a lift you'll want 12 foot ceilings.
Do you have to conform to HOA, city or county regulations? Do you or your significant other require attractive architecture and finishes on the outside at least?
Is the land sloped or level? Drainage issues?
I have heard of guys spending almost $100 per square foot by the time it is COMPLETELY finished.

Here people advertise turnkey garage construction in the classified ads. You might want to look there. obviously they low-ball it, but just add 25% in your head.

DIY here in 2011 I kept it under $16 sq/ft. That was a lot of work. At current prices, I could maybe repeat in the 20~25 range. Turn key stick, here probably 80~120 sq/ft. Lots of people here opt for steel buildings - very affordable but require extra work for things like insulation and options like extra doors, windows, etc.

It's surely a local thing - if construction is up or boom, costs will be high. If it's dead, things like flat work will be cheap. When I poured it was $88/yard delivered. Now it's in the $120~140 range, last I asked. Lumber, OSB and such as also way up from 6 years ago. $5 sq/ft for flat work here might be $25 sq/ft in CA. As your momma told you, you better shop around.

How many miles per gallon? What does a wardrobe cost? How long to get a permit? What does a car/house/education cost?

Well, it depends.

A nice metal building is less than a nice stick built. I am planning on $50k for mine. I am doing most of the work. I have none of the regulatory or site issues others deal with.

When I started looking, this is the #1 question I had so here is what I am paying as soon as I get the last correction submitted. My cost is about $100/sf in western suburbs of Chicago. That includes demo of a detached 2 car, new foundation, stick built w/ 2x6 walls, attached, 12ft ceiling, insulated, heated, unconditioned attic above that has the ability to be framed out later for "room in attic".

I am in DuPage county for reference, which puts the build above average in price.

Everyone says you go over budget by the time you are done so maybe it will be $110/sf?

^^^ also includes Hardi board siding and the whole thing will be 1080sf. Tying into the existing roof has been the hang up of at least 2 contractors since the garage is slightly L shaped.

I’m at approximately $100 sq’ at this point But have included about $16k for paving stone and one side of fence in my costs. Mind you I still have a little work on the exterior like capping the top and installing the clay shingle on the front over hang. I still have the inside insulation, heating choice (in floor/blower), run electrical and paint. Stucco, torched on roof have added dramatically to the cost. But I was after a certain look, not that anyone can see it as it is only accessible by driving through my existing garage.

Your first line was more accurate, because it's not necessarily true that a nice metal building will be less than nice stick built....because it depends.

First of all, welcome to the site. Secondly, this is probably the most asked question by new members, so there are numerous discussions about it if you page around a little and maybe use the search function. You did put in your location of Pennsylvania which is good; while people will tell you what it cost to build a garage in their area, all that matters is what costs are in PA. It will also matter if you're talking about a pole building, stick built / wood frame construction or metal, and if you are just looking for a shell you can finish out yourself or if you want to include electrical, insulation, interior finish and so on in the construction cost.

Asking this question on GJ is never fruitful.
1 Buy a local contractor lunch.
2 ask local contractor.


Contractors in my area are too busy to eat lunch.............invite 10 to lunch lucky if one shows. Better yet invite the contractors wife to lunch.........


That said costs......somewhere from $40 to $140 per sqft depending on taste, needs, sweat, finish details and location.

Think "return on investment". You can build any garage you like at any price. When you later sell you will never get anywhere near what it cost you to build. Thus it's better to put this dynamic in your favor by purchasing an existing garage with a house.

You are just like me. Around here only houses with 1 car garage where I trouble squeezing my SUV. Great question!

When I'm done, I'll have just a hair over 30K in my 26 X 36 X 12.5 garage (attached to an existing garage) That includes attic trusses (6.5' X 16 X 26 room) lights, insulation and a 4 post lift. Something like $34 a square foot.

Almost finished with my steel building 34*30 10.5 ceiling 6k concrete 10.5 k kit 500 permits 1 k in electrical and lightning 1 k garage doors and openers figuring 2 k insulation and electric heat all labor done by me
