Garage coating help.

My sister just purchased a house in Florida ,the house is a few years old but not stained or discolored at all. She wanted some advice on the different kinds of coating, she probably won't do the work herself and she will only use it for parking( no race car fab work).
What would you think ,price is a consideration, but she intends to live there for a long time and only wants to do it once. Thanks guys

We have a very good installer in Central Florida.
He does travel to the West and East coasts as well.
