I have PM'd a couple guys on this forum about this topic and got varied answers.
Apologizes if I have asked you already...
I bought a commercial condo garage in a small complex (24 units) and am having trouble getting it insured. The building owners association covers the building itself and liability for the common area, but not for anything on the inside of any unit. This is pretty standard for HOA's and BOA's.
I use this space for my hobbies. I do not run a business out of my unit and have no intention of running a business. There is one other space used for hobbies like mine and every other dolce is a business. The other hobby guy doesn't give a s*** about insurance. Douch bag.
What I want is liability to cover friends/relatives who may be there with me and contents coverage (fire and theft).
I have tried every insurance company I have ever heard of and no one will quote me anything but a full blown business policy. This includes errors and omissions, employee theft, etc, etc, etc. they ask how many employees I have (0), annual revenue (0), tax ID number (don't have one) etc, and when I give them all zeros they won't even quote the business policy they told me was the solution.
The agent for my homeowner policy says that since it is a separate building on a separate policy (it's actually 10 miles from my house) that no coverage from homeowners policy will transfer. If I was renting it, some contents could be covered as being stored offsite, similar to a storage unit.
My question is, WTF should I do? With all these new garage condo units popping up, what are the buyers doing for insurance?
Have you got one? What did you do? If you have a policy, can I get your agents name?
