I am so pleased I found this forum! For several years I have been trying to get a garage condo development built here in Austin, TX. To move forward I need some comparables to show that my prices are in line with other projects. I know about the AutoMotorPlex in MN, but I'm having a hard time finding out the pricing of those units. I would greatly appreciate any information about other projects that have actually been built or are in the process of being built around the country - particularly pricing.

If you dig around long enough on the Motorplex website I think there is some base prices for unfinished units, but of course the sky is the limit on the finishing costs.

Just bought this one in northern Colorado. Thinking of building more after discovering the unavailability of these. The second photo is the mezzzanine level I just built. Your looking at $69 per square ft. for this unit. Heated, Water, and 200Amp service.

Automotorplex base pricing is/was $105-$125 psf depending on the unit location intra-building as well as where the unit is located on the property at large.

That base pricing gets you basic 100 amp service, in-concrete heat, basic plumbing, lighting and finished sheetrock walls ready to paint.

Any/all enhancements to electrical, plumbing, lighting (assuming you're in during the stud-wall period) is on the buyer. Likewise, cement treatments (epoxy) are on the buyer, as are any HVAC enhancements.

The biggest expense for our unit was the mezzanine build out.

I own a 20' x 50' (16' ceilings ) with a 14' garage door and a man door. It has electric only (100 amp service) . I put a 20' x 20' loft in it for extra space. I love having it . I paid 30k . I think they are a great idea . I live in northeast Ohio.

I just finished 107 garage condos in Beaumont CA. We are pretty much sold out. I have about 3 units left, but those will probably go by the end of this month. http://www.rvstorage.biz

We have been selling in the $100 per sq ft range. Keep in mind, this is California, and the construction costs are out of control.

I have been approached by no less than 6 people wanting to "partner" with me in doing something like this in the Dallas area. None of them had two nickels to rub together, thinking that somehow it could be done by 100% financing. Yeah, right.

If you are going to do something like garage condos, you had better have deep pockets, nerves of steel and good marketing skills. Yes it is a great idea, and those on the sidelines will cheer you on. But when it comes time to write the big check, the cheering stops.

I know Austin has a stricter regulatory environment than Houston (and I'm sure these facilities are in unincorporated areas with minimal regulation).

I think the other challage is economics: you want to be close to people, but the closer you get, the land gets expensive.

Going for about $83 sq/ft. Issue in Houston is the high property tax.

I would like to see what one of these facilities inside the 610 loop would do. It would be expensive no matter how you approached it, but if you could find an existing building and break up into units that would probably be easiest. I'm 2 miles west of Downtown close to the old industrial area and am starting to see older warehouses being converted. How are utilities typically handled? Is there a monthly HOA type fee? Is there some kind of community ******* or do they come with basic provisions in each unit?

at my unit in garage oasis, water is covered by the HOA type group. (800 a year)

power is individual for you unit, lights on outside and in clubhouse are covered by HOA. (so far my biggest bill is 35$ for the month)

cable/internet is wired for comcast

Our club house has 2 outside accessible bathrooms a full kitchen inside couches and i think an office only been in there one time.


i built a bathroom in my unit it cost me an extra 5000$ for that. (club house is about 1000ft from my unit. too far for me if i need to use it.

those are the same location, garage town was the old owner.

Interesting, thanks for sharing. I would love to have something like this near me. I enjoy living in a small house, but hate having a small garage.
