I was pretty serious about getting my garage build kicked off but got side tracked and ended up building a HT room in my house. Now that I'm back to my garage plans I need some advice. I would like to have a 25x25 and be able to put some lifts in it but thats a little large for my back yard and I think it would take up a ton of room...not to mention marjority of the garages in my starter neighborhood are smaller. Another thing to think about is that I don't know how long I will be in the home but I wouldn't want to build something crazy and then leave in 2-3 years. I will post some pictures of the side of the yard and layout but I'm thinking of maybe a 16X30 on the side of the home just setback some. If I could in fact build a 16X30 or something similar then I know my concrete cost would be cut in half and wouldn't have to wrap around the back of the yard with concrete and I wouldn't have to put up a security gate as my garage door would serve as that. I would like to be able to park 2 cars back to back or at least be able to use a lift in the rear to stack sports cars or my motorcyle. Anway I will get some pics posted up and see what you guys can come up with

You won't be able to park two average-sized cars inline with a 30' depth. And it would be a tight squeeze to get them side-by-side in 16'. Those dimensions should make it an awesome 1-car garage.

Mine is 26'x26' and it fits two cars comfortably (meaning there's lots of room all around them for benches, shelves, etc.).

If I were the one to have built my garage I definately would have made it two stories tall with 15-16' walls. I would have kept the single door on one side (<= see avatar), kept that half at full-height ceilings for a lift, then have stairs going up to a loft on the other side with an open railing overlooking below. I actually really like the single door since the bench looks out the window and I rarely ever have more than one vehicle in there anyway (but you can obviously still back one into the shop side).

Cost-wise the second story shouldn't be much more since the cost of the pad and roof are the same. The walls would be a little more then a bit for the loft floor and stairs.

PS. One more thing I would have also considered would be a second door opposite to the front door. That would be nice for pulling sleds in and out (most don't have reverse) and also towing/winching dead vehicles inside.

Thanks for the help guys it all gives me things to think about. I might just have to accept a 24x24 or standard size would be the best and just accept it's going to eat up part of the yard. It could atleast have a potential to do 2 lifts or more space in general
