I had an existing garage where the concrete under the garage door was not level. To compensate for the concrete I cut an old garden hose to length and slid it inside the garage door seal to 'stiffen' up the seal. Worked out great, ended up with the door sealing up fine.

That appears to be a threshold. If I had a decent floor, I might not need a better seal and my floor is too uneven and oily to successfully use that.

I would consider that for my home garage, but not for my shop.

My bottom door seal is in pretty bad shape. That approach would not work for me.

But I should replace the existing seal anyway. Something I could pick up from any overhead door shop?

The Tsunami seal is a pain, if for any reason you need to roll anything out of your garage (engine stand, cherry picker, blast cabinet, welder, need I go on) they will either release from the glue or cause a massive accident.

When it was in place it was OK, when my brother almost lost a 396 off a cherry picker it was not OK...it is rolled up in the corner of my shop now.
