I need help figuring out what type of bottom seal this is. I have purchased two different types at this point and neither were the correct one. Not sure who made the door but it was installed by Indy Overhead door company.
Would it be easier to just replace the track and seal? I have also been kicking around the idea of just replacing the whole thing with a insulated door

Yes, replace the seal and retainer with a more common T style seal.
