Garage door leaking

I have a pole building that I had a 16x10 CHI door installed. I don't live at the property so it took a while before I was finally able to see what is happening. I had thought it was leaking under the door but today I was there while it was raining and it is coming in from between the sections. I saw another thread where people said it was caused by condensation. This one is not condensation. Hopefully I will be able to upload the video, it is several steady streams. Last pics show what it looked like after 15 minutes. Any ideas?

It does. I bought what was supposed to be a super duper seal, problem is it is too stiff. But that does not explain the stream coming from between the panels.

Can you get a straight edge like a 4-6ft level and put on the concrete below it and see how big of a gap there is? I have the same sort of leak and when I checked it, my concrete has a bit of a dip in it. You can't see it unless you are really trying to. But thats it. My leak is exactly in the center of the dip in the concrete.

As far as fixing it, I had thought about just giving it time. Let the rubber slowly form to the shape of the concrete. A family member who is a concrete guy suggested to get a 10ft piece of flat bar like 1/4" thick and run side to side under the door, and seal that to the concrete with caulk. The door's rubber seal will seal with the metal strip, plus it will make a bit of an hill that will help keep the water back.


I can't make out the water coming between the panels in your photos. It sounds like water may be running down the outside of the door. As the water is running down the door, it finds a gap between the panels and makes its way inside.

It looks to me like it is leaking at the hinge ? The bolts don't go through to the outside by any chance ??
Was the rain really getting driven hard against the door ? If not I wonder if it is running down from above somewhere and just finding that spot to show up ?

If you open the door slightly is there any wetness across the top ?

Are the panels flat or T&G where they meet each other? Are seals in place between the panels?

usually the gap for the panels is adjustable with slots on the hinges.. just have to be careful that it wont bind when going up

On all my doors, they have a tongue and groove joint between panels which would require water to go uphill to get through. If that is the case here, and the water is coming uphill due to capillary action, then I think you could easily stop the water just with a hydrophobic spray, lots to choose from. If something else is happening, then figure out what that something is.

Looks to be coming under the door. The minor tracking at the hinge is incidental.

I had a similar leak / accumulation on the floor in my shop. Ended up that there wasn’t sufficient fall off of the floor outside the door. Rain water and even water shedding off the eaves was running down, and then under the door and into the building.
I bought a Diamond concrete grinding wheel for my angle grinder and cut the proper tilt into the concrete. Now I still get a little under the door, depending on wind and severity of the rain, bit its very much improved.
