Garage door opener maintenance

I searched on the subject and came up with nothing, so...

Built my garage in 2007. At the time installed doors and openers. Never have done a thing for maintenance other than grease the tracks infrequently, and replace the opener light bulbs a time or two

I have two garage door openers. They are All-star model "MVP" ceiling mounted openers, 1/2HP, chain drive.

Obviously I have door tracks. Standard, nothing special or custom.

As the years go by, the mechanicals get a bit louder, but the openers have worked as designed, with no major issues at all.

But it begs the question: should I be doing any scheduled maintenance on the units, both doors/tracks and / or openers?

What should I be looking for?

All I do is lube the rollers and hinge points occasionally. Mostly when it starts squeaking too much. They do have nylon rollers instead of steel which i have thought about to be quieter.

That,s fairly new, I've found loose motors etc. inside 20 year old units but the thing to check in my limited but long observations is that the door springs/cables relax and the motor is put under a higher load wearing out the internal gears. Disconnect the drive chain and lift the door manually once in a while. If it feels heavy to you then its ten times heavier to that 1/2 HP motor.

I recently removed my rollers on the track & wire brushed , with gasoline, then blew them dry ,oiled & put back on. I also cleaned the track ,where the rollers run. There gets to be a build up of oil on the rollers & track. Works a lot better....

Use bicycle or motorcycle chain lube on the chain.
Clean and lube the rollers.
Oil the spring.
Most inportant, re-balance the door.
They seem to get heavier over time due to paint, weanking springs, etc.

There is no need to lube the garage door track - just the rollers.

After 12 years I finally hosed the chain down in wd40. I was amazed at how much noise it reduced.

There's not a lot of things you can really do for maintenance on a garage door opener. As has been mentioned, check the door springs to make sure the door lifts fairly easily and grease the rollers, if needed. Many openers use a belt instead of a chain so just make sure the belt tension is correct (not stretched) and that's about it.
