garage door options

I am looking for better options for my two garage doors. Right now I have rollup style doors, 16x12 but don't insulate at all. I am getting a lot of dust inside. Is there anything I can do with what I have or just plan on replacing them with a regular style insulated door. Anyone have an idea of what new doors are going to cost.

Here is what I have at the moment. They are 16 wide x 12 high.

Where is the dust getting in? Through the door? around the door? If it's coming in around the door maybe some brush type weatherstrip might help the problem.

coming in on the sides and top of the door. Also, the doors face south and in arizona, the garage gets a little warm. Was thinking on insulated doors and then maybe foam insulation inside the block walls

Those appear to be sheet doors. They are very difficult to seal well. I would recommend going with good sectional doors to accomplish your goals.

You could try some garage door weather stripping but every dip is not going to totally seal.

Brush seal is a possibility for the dust problem . As for insulation , "sheet" doors carry maximum R value of 6 depending on the manufacturer. They are so thin that no room exists for insulation.

Sectional doors are possible as others have mentioned. You are probably looking at around $1200 (chi 3251) for a 16w x 12t with an average R value of around 9.

If you want something with an even higher R value (17) you are talking $1700 CHI 3216.


How much headroom do you have? You will need 10 inches minimum for manual operation and 13-14 inches if you plan on using openers on these doors.
