Garage Door Recommendations Please

Hello:

I have a home that I am looking to put on the market sometime this year. It has a 2 car garage with 20 year old wood doors that need replacement. I like the carriage style doors that are out there and think getting these will improve the aesthetics of the house for potential sellers. If you were to buy garage doors for the purposes of fixing up a house, what are the best brands for that? I would like the doors to be maintenance free (no wood) - but I am not sure a potential seller would look at the R value of the doors and consider that in the purchase. I think they would just appreciate some nice looking (maintenance free) doors. So - I am looking for suggestions for brands that are the most economical from a price perspective.

Where are you located?
Is the house neighborhood one where carriage door style would fit in?
If you currently have the common sectional overhead door I would just replace them.
I doubt the garage door will be a make or brake decision in a home buy.

I just installed a 16W x 7H sectional in place of an old, heavy, wood door.
It was a panel for panel replacement that took less than 4 hours.
It was a top of the line, insulated, at $1000.00, DIY Cloplay from Menards.
The "kit" came with tracks that I did not use.
It fit in the existing tracks just fine.
If you don't want the white, a good painter will make any way you like.

If you have a sectional overhead door And you want a carriage door look. You could get a carriage style steel sectional door for not much more than a regular steel sectional overhead door. Clopay or Ideal garage door brands should be avaiable at your big box stores.

The only two brands of doors that I would ever consider are CHI and Raynor. Both are top notch. I put garage doors in for a living, so I see them all.

If you are looking to replace your doors with a carriage house and want to replace it with a door that has a good R value, check out the CHI 5283- http://www.chiohd.com/garage-doors/residential/carriage-house-stamped/5283

Another option, and a cheaper one would be the CHI 2283, which is a raised panel door. http://www.chiohd.com/garage-doors/residential/raised-panel/2283 This is what we sell 90% of the time.

There are also higher R value doors available, like the 5216(carriage house) or the 2216(raised panel). We don't really sell a lot of them though, some, but not many.

Obviously we sell CHI products, so I know the most about them. I don't really know anything about the Raynor products other than they are very good quality. Hopefully this helps.

I would put in something that is comparable with other homes in your neighborhood. Any more, and you might be wasting money.

Don't get too fancy if you're moving. Anything more than a reasonable new door will not pay the same amount back that you put in. If attached and up north, put in a steel insulated door. South or uninsulated detached garage, insulated may not be that important. My two cents.

Thanks everyone! I do live in a high end neighborhood and having the carriage doors I think will help the curb appeal for the sell. I agree that I want to spend the minimum amount for the max curb appeal and that prospective buyer won't be haggling over the price of the house if the R value on the doors is too low... I have been getting quotes all over the map. I appreciate the thoughts on the brands and will be on the lookout for them. One of my quotes is for Dualforce - for about 800 per door. I have someone coming tomorrow to measure and give me a quote for CHI and I will see what he has.

Folks on this forum might look at the door as part of "looking at a house". I have literally never seen anyone else look or care about the door unless it is falling apart or doesn't work.

Get a Clopay, CHI, or Amarr and you'll be good. Both have various options and grades.

For curb appeal spend a few dollars on lighting and landscape.
