Garage Door Selection - Opinions Please

Getting close to wrapping up my project...at the point where I need to make a decision on some garage doors.

I pretty much narrowed it down to two Raynor Showcases, 8 x 7, Galvanized Track, Nylon Rollers, and liftmaster 3800s on each. 30" of lift because my garage has 10 and 11 foot ceiling height in each bay.

After getting some quotes from a few garage door companies in the area, some of which my freinds/parents have used, I got a guy I plan to go with who will do the above mentioned equipment, installed, for $3500. How does this sound? I'm in NJ if that makes any difference in pricing opinions.

Next question is, what style of door to pick? Options are Ranch(2 raised panels), Colonial(4 raised panels), or carrige house style. Not many people have the carrige style in my neighborhood, so I think it might be unique. Just not sure if it fits my house. Looking for some opinions! Please post pictures too!

Thanks, Mike

See below for a before/after shot:

(Will be getting black shutters)

Mike, the price sounds like it is in line for your area but the second question is a matter of personal taste.

It's kinda like your wife asking if her new jeans make her *** look big and you hesitate when you answer. No matter which way you go, you're screwed.

Sorry, forgot it is with windows (snap in).

So 2 raynor showcases, with galvanized track, nylon rollers, two liftmaster 3800s, pin pad, lights, wall openers, garage door jamb trim/gasket, all installed, $3500.

i live in P.A and just this past spring paid 1800 for 2 raynor showcases with windows and all the other stuff you listed minus the liftmaster 3800's installed. i had door openers already but just recently installed a 3800 on one side of my garage myself. they run around 350.00 each that i saw. if you are handy, it really takes not that much to install the 3800's yourself and save a couple hundred bucks

I don't know your market very well, but after looking at the numbers, that is WAY too much. Shop around some. I know dealers and installers have to make a profit, but he has a ton of markup in that.

now that i think of it, before i installed the 3800 i called for an installed price which was about 500 installed. so if i had all that, PLUS 2 3800's installed it would have been about 2800 total installed. so yeah it sounds a bit on the high side.

Wow, I wan't expecting this to be that far off...

I got multiple quotes, all of them over 3k...

I know you can buy the liftmasters for $300 online, but problem was that lowest price I found for installation was $175 a piece. I can install these, but just don't FEEL like it, being that I have too many other things to do right now.

I don't even want to tell you how much I spent on my custom 9 foot insulated doors!!!!

Looks like you have a standard 8X7 foot opening, so I would think you could get a non insulated for pretty cheap and then insulate it yourself!!

Buying a pan door and insulating it will not get you the quality sandwich style door like he is looking at.

What other brands have you looked at?

ambenz- What brand of doors are those, and is the design trim installed on the inside of the door? (the sunburst is what I am asking about)

I got a price on a coplay that was a few hundred less.

I know Raynor might be a bit more pricey, but I know several ppl who are happy with them.

Based on the 3 quotes I got and the experience of others in my area, I thought I was getting a descent quote. I looked at a few websites and prices in other parts of the country seem way lower...even right Nextdoor in PA. Anyone in NJ care to share their insulated gaage door prices?

I've got the paperwork for the doors buryed in the office so I went out to the garage and the doors are Clopay, VALUE PLUS SERIES - Two-layer insulated steel garage doors...as far as the window style, they are just "inserts" on retrangle glass window panes. I believe they are Sunset 505 Short (16', 17', 18' widths only)for the big door. You can see my doors at... http://www.clopaydoor.com/valueplus.aspx
....and the window inserts at...http://www.clopaydoor.com/classic-steel-windows.aspx

I was just asking whether those inserts were mounted on the inside or outside of the glass. The reflection on the glass really makes them look like they are on the inside of the glass.

I recently paid $1600 installed for two 9'x7' insulated doors with windows and window inserts. That price also included the high lift kit. It's gonna be another $600 for the two 3800 Liftmaster openers.

I am not sure if you have a costco around you, but I went through a costco rep that beat all three other garage door quotes by at least $1200. I got an oversized insulated door 18' x 9' with a liftmaster opener for $2500 installed. Might want to give costco a call if they offer that service in your area.

I'm not sure how much I would brag about that price. That is really pretty high, unless you got an ultra high end door with windows in it.

dlc you got a pretty good price on your doors. What brand are they?

:wtf:

Well then the 3 other quotes he got must have been having a laugh! If it was the cheapest of the 4 quotes by as much as he is saying, he got a good deal did he not?

Paid $1000 for a cedar door, then $300 for the high lift kit. I never installed a garage door
opener. One car garage with a 12 ft ceiling. Then we cut another hole in the side, and
installed a glass door (now a cheap HD door). The glass door is going on my new garage
at my new place.

Mike, that sounds a bit on the high side, even for NJ and even considering you got a high lift option. I'd try to get it down closer to $3K.

Another data point for you...I got a pair of 9x8 raynor affina doors w/o windows and normal height tracks for $2400 installed (in NJ). The affina doors have 24 ga steel, polyurethane ins and powdercoated hardware and tracks, but otherwise I believe the construction is similar to the showcases. I didn't consider that a bargain, but I liked the construction of the raynor doors and that was a middle of the road price for that brand. The two liftmasters were $1100+ installed. Ultimately I DIY'd and ordered them for $600 shipped.

Based on some of the responses here, I called another reputable door company in my area to just get a quote today for comparison. They do not do Raynor, but I got a quote with a Coplay 4300, which I beleive is comparable to a Showcase.

Same deal, 2 doors, windows, galvanized track, nylon rollers, 32" lift, 2 Liftmaster 3800s, dome light, pinpad, installed, $3400

So that's 4 quotes I've gotten all between 3300-3500

I can get carrige style for $50/door more.

Not totally understanding how others on here have gotten it done so much cheaper.

What county are you in? I can refer you to the raynor dealer I worked with (monmouth co.) and also another door company that I liked (middlesex co.) when I was shopping last year.

Only gripe with the raynor dealer that installed my doors is they were very hesitant to have anything to do with the raynor rebranded liftmaster. Plain and simple...they haven't worked with them and prefer to stick with what they do have experience with (and know works 100%). They never said no, but gave me sufficient warning to leave me feeling I'd be up the creek if the door failed to work properly. The middlesex dealer doesn't carry raynor, but they work with the liftmaster 3800's all the time and have plenty of experience with high lift doors. I think they carry Garaga and Clopay doors.

I'm in Monmouth County

I'd be interested to see who your referral is...I wonder if they are one of the places I contacted....

Thanks

I think they are Clopay if I remember correctly.

Yes, lift is second on the list, that is if I ever get around to epoxying the floor (which is first on the list).

Have they broken down these prices for you? I am curious as to what they are charging for each part, the door, the high lift, and the operator.
