Well, I've now arrived at the point where I need to make a decision on the garage door for my project. The design is spec'd for an 18'0" x 12'0" door and I'd like something modern looking. My initial research into the "full view" aluminum frame doors is showing pricing in the $10K-13K range. I even got one quote for $26K. Unfortunately, I'm not happy spending quite that much money on the door. A basic steel insulated door in my size will cost roughly $2500. I feel that I could justify about $6000 total for a very nice door, but no more than that. Do I have any nice options in that price range?

I need something insulated (since the garage will be air conditioned, so R-value better than 10.0) and I'd like to have a few rows of panels with glass. I found that CHI has a model called Sterling which would work, but haven't received pricing yet. I've started looking at roll ups since some of them have viewport options as well, but just not sure.

Do you really need the 12 height? I ask because 18 wide is relatively common but that height isn't. I would think the price would drop considerably if you could go to a more common size.

You might drop a few bills by going down to 10', but not enough to make a difference, unfortunately. Anyhow, the 18'x12' door is what is spec'd in the design and is permitted, so I'm not sure if deviating from the design won't result in a failed inspection here.

Why is the 12 a problem -- mine is 9' high .. is it not as simple as going the extra panel for the height?

You want the full foam between the skins ... have used the thickest Clopay and it's stops the thermal gain in full sun ... always do no glass.

That CHI is a nice door and I like the way the glass is done -- nice industrial/modern look.

Yeah, I got the quote back at $13,500. I don't think it's worthwhile spending that much coin on it, but I am really just at a loss as to what I can do while maintaining some thermal insulation, still have a viewport, and not cost an arm and a leg.

Fortunately, this garage door is going to be 20' behind a 15' rolling gate and a massive block wall perimeter. So security is not a concern, nor is privacy, really. However, the exuberant cost of the full view glass options is really making me depressed.

The good thing is that you’re in AZ so wind loads aren't a factor. However, if I can possibly talk you out of it avoid a 18’ door. I’ve got a good insulated one that replaced an old one and the span will cause the door to sag. Not if but when unless you want to spend $20k. If you are willing, especially for 12’ height is basically the doors used on aircraft hangers (you can get windows and modern). My suggestion would be to put a beam in the middle and put up two ~8’ doors. You’ll save a ton of money and down the road maintenance...I’ve got a new garage that will need five doors on three different sides and I want the same modern you’re going for. I’m leaning to two commercial roll ups on the back side and three modern glass boys on the front. All are ~12 wide by 12’-14’ H. I’m still searching myself for the brand to use so if you find a good price point please let us know.

Although a different size, I have the CHI. Quality is solid and the insulation performs very well. They have a number of different glass panel options as well. I went with a more modern look. I like glass because I don’t like a dark garage. Here are my notes from the installation.

CHI OHD 16 x 7
Madison window Top panel Double pane glass
Model 2283/4283
Long panel
R value 9.65
8550 Lift master opener

Paid Aug 14 all except install cost.

$1,630 + $400 install

Done 9/9/17

We have Clopay garage door with windows since 2018, Model HDPL20 SW Plain, size 12x10
Paid ~$1,000 + installation (don't remember how much)
$10-13K for garage door sounds crazy lol

I would think for that kind of money. You could get custom fabricated doors made locally. Try calling a local welder and glass company.

Yep, that's what I thought. So we had a local sub propose the following which I deem to be very acceptable:

18-0 x 12-0 Clopay #4310, White, Long Panel, Insulated, w/ 2 Glass Sections
$2,820.00

This is a Steel Interior Door---R-9.0 with Long Panels

I think we are moving forward with this one. Thanks to everyone for providing some real world data and tempering the ridiculously overpriced proposals I have been receiving.
