Garage Door Track height?

Framed up an 18x12 door opening and was wanting to frame in storage above the door and provide a place to attach the tracking. My question is, what height can I put the bottom of the joists at above the door and still have sufficient room for the door tracks to be installed?

I have a clear span building made up with trusses from Adams Truss.

I made up a bad ms paint drawing to try and covey what I am asking for the visual people.

Depends on what type of operator you will have and the type of tracks you want to use. With 12r track you will have maybe 6-9" between the track and joists but the door sits on top of that. If you have a 12 high door with 13 1/2' ceilings there will be very little room above the door when it is up.

As Nova65ss said you are close to the lowest you can go with the 13 1/2'. You may get it down to an even 13' if you use a jackshaft opener. I looked at my door with a jackshaft opener and the minimum distance I could get by with is with 12 inches of clearance above the top door panel edge. So a lot depend on the opener you use.

Was hoping I could get by with a jack shaft opener (Liftmaster 3800) if it can handle the weight of the door.

Really wasn't planning on putting much up there, since the room will be pretty tight on ceiling height. Probably just some hood and jeep grills.

The front wall is framed to a height of 13 1/2'. I have room to go up higher if necessary, but it may not even be practical with how limited the space would be above the door for storage.

The residential Lift Master 3800 is good for doors no wider than 18' or 14' tall or more than 180 sqft. The weight is not too much of a concern if properly weight balanced.

So and 18x12 is outside the square footage allowable at 216 sq/ft. Have to look for other options.

my 16' x 8' high door measures 8'8" to the highest part of the door when its open.
the top of the jack shaft pulleys measures 9'-0" and the top of my standard opener is about 6" above that. So the door and hardware is about 12" taller than the opening size. not counting the opener.

thats a big door 18x12 your going to need one of those expense of openers for that door.
