Ok guys, what's the average cost one would expect to have tracks changed to the high lift style and a lift master jackshaft opener installed to acommodate a 4 post lift? This is for an 8x18 insulated garage door. Just checking as the lift installer told me $1800. I'm not sure if he's including a door in that price because I've not gotten the formal quote yet.

For a 8' wide by 18' tall door that might be responsible. For a 18' wide by 8' tall door depending on how much high lift and other potential issues not mentioned that would be high just for the track, opener and install. Might be worth waiting for the formal bid before getting too excited.

my dad replaced his old up& over garage door to a electric roller shutter type - metal slats not insulated type cost around £500 with 2 remotes and safety switch. Shop around as some with installers with show rooms wanted much more.

So, imo, its hard to settle on a "is this reasonable" without seeing what it would take to do the job.

The jackshaft opener could be more straightforward, although having electrical power for the unit nearby (or not) could also change its price...

Matt_i the finished flat surface of the ceiling is about 12 ft less the cross support beams for the room above, so there is sufficient clearance for it. I don't see any mounting or installation roadblocks they would have. As for the opener, I know from shopping around that they are around $300 - 400. I can't see the tracks and labor being that much. Just seems like a lot of money to me.

The industry standard would have you present it as 18 x 8 then. Otherwise you might get quotes and information for the wrong size door.

Again, wait for the quote before getting to excited. In the meantime get a 2nd quote.

So the quote came back at $1845. And is only for new spring, cables, drums, tracks, jackshaft opener and labor. From what I've seen, the parts and opener combined shouldn't cost more than about $800 and the rest would be labor? What's everyone else paying for this same service?

Right? �� As it is the cost of the lift installed is $4095. That's $1000 more than what the lift costs. I don't mind paying that because I can't do it myself. I feel the door cost is way overpriced though.

Is the torsion bar being replaced? The goal of most businesses is to make a profit, not minimum wage. A business has overhead such as rent, employees, insurance, taxes, material costs. If you want to save the most, learn to DIY. If you want to waste time of hard working people do you can save a little, get a few people to waste the time to give you estimates. Maybe you can cross shop them to drive down the lowest price.

nope, just the springs, drums, cables tracks and adding the side shaft opener. I understand they have overhead other costs involved, but the cost seems over priced to me. I do most things DIY, but there are some things I do not want to tackle by myself and this is one of them. If the other quotes come back in the same range, I will likely have the lift company do it all so I don't need to take anymore time off of work to be there.

Id diy in a heartbeat. Its all there, visible and open. Understand how the spring works. It isnt harder than a thousand other projects ive done....

I may just do that. The lift company is 3-4 weeks out from the time I place the order anyway, so I have time to decide.

So I had my high lift kit and Liftmaster 8500 installed today. There is only one issue. Since the tracks kick back away from the wall, the top panel of the door does not contact the rubber trim seal around the opening. The installer said he could adjust the door out a bit more, but the seal catches on the outer window frames of the top panel. My question is, has anyone else had thus issue and what did you for to close up the gap without affecting the door operation? I can provide pics for reference if needed.

I just was quoted $350 for door installation and $150 for the opener on a 9'x8'. This is labor only on a new install (I'm buying the doors, opener and hardware from them as well).
Sounds like they also will have labor of removing your existing as well which could be more than twice the work.

Total cost of parts and labor was $1400 + tax. So far it seems to work well. I will adjust the top roller back out later to close the gap back up for the seal issue.

Turned the top roller back around to push it flush with the seal. It does drag the seal, but it hits the support beam for the room above the garage right before it makes the turn. It's a 36" radius high lift kit. I went with as much lift as I could to put the door up just below the beam, which is right at 12 ft from the concrete floor. I had to put it back the way he had it so it would open correctly. Now I'll likely be ordering a dual flap top seal for it. DDM sells them around $2 a ft. It'll run me about $40. Other option is to try a regular one like the use on the outside but mounted to the door header on the inside. I'll see what works best.

A few months ago I had my door redone, just throwing it out there in case the pricing helps someone who finds this thread in the future:

- 16 x 7 Clopay Premium door, Long Panel, w/Windows in top row
- Liftmaster 8500 jack shaft lift (w/ external keypad)
- Higher lift w/wider radius track
- New torsion spring
- All new seals
Cost was $2,225

Price you got seems very reasonable to me. Might also be some regional pricing difference. I'm up in New England, about 1 hour from Boston. No problems with my sealing at the top of the door that can see on mine with this setup.
