Garage Estimate

I know I can't expect a specific number off the board and that the numbers will vary according to location but I was hoping someone could give me a rough estimate on this.
I am looking to GC (with a for more knowledgeable friend) a two-story, two-car garage with a two bdrm apt on top. I am looking to go somewhere around 28x28.
I found this picture/plan off of Behm Designs. Anyone have experince with them?

Do you have pix of yours? Why do you wish you hadn't put the stairs inside? I live in NY and if I can avoid going outside before I get in my car I'm happy!

What did it cost you? (if you dont mind me asking) and did you do it yourself?

The picture you've shown looks a lot like the plans my wife and I "started with" for an attached garage we're going to build. The plans I got from our local Home Building center included 10 sets of drawings, all the material to finish the structure (wood, trusses, shingles, drywall, insulation, trim, doors, windows, bathroom fixtures, cabinets, basic paint). It did not include foundation or the poured pad in the garage as this varies from lot to lot. The cost for this, in Canadian $$ was $42,000.00. This also doesn't include installation.


So, there is a starting point. For what it's worth the structure was 32 x 24 or 768 square feet garage, less upstairs due to the roof line. About 1300 square feet total I think. At the 42k this is roughly $34 per square foot CAN funds.

Sounds like the quote I got for 60K to build my 3-car with a family room above it. What the quote didn't include was about half the costs.

If you add up all my floorspace, up and down and divide out the cost it works out to between $60 and $70 per sf.

If you figure 28 X 28 downstairs, if would be possible to get 14 X 28 upstairs giving you a total of 1176 sf or $70,000 to $82,000. Obviously, you could do it cheaper, but that's for a first class garage with 13' ceilings, finished walls, floors, lighting, heating, air, floor drains, plumbing, etc. etc.

My garage and foundation was probably $35-40k, and it's only 22x24 with a loft over 1/2...prices vary greatly based on location. Oh yeah and I did all the electrical and will do the interior too.

i used Behm design for mine 38x34 2 story its there rv garage, i changed a few things on the prints , best part is left side of garage is full 2 story great for a lift, mine complete with apt upstairs fully rocked and insulated and hvac top and bottom, elec,plumb prob came close to 65 to 70k with me doing alot of the work

I just priced the same thing to a client here in NE Fla and the price was 120K but that included adding it an existing house with a new roof. I have another to give out next week for a 20x40 2 story 1BR 1bath & party room with a 10x40 deck above an outdoor kitchen for $117.

I have about $40 per foot in a 31x54x12 garage addition. It is heated/cooled with brick veneer walls to match the house. Has 200 amp electrical service and nice windows and doors and is plumbed with a bathroom and has hot water. I did much of the electrical, and interior trim including all wall and ceiling installation (luan panelling). I did all the painting. The garage has 4 9'x10' carriage house type doors that I fabricated with a great amount of time and effort (but they are real nice.) Garage has heavy insulation and is pretty energy efficient. 6" concrete floor (for a lift.) This per foot cost doesn't include the equipment that I have installed (air compressor, lift, plumbing for the air, etc.) I had a great time building it and am enjoying it now greatly. (doing some restoration work on some old muscle cars).

Yeah, Why do you wish you wouldve put your stairs outside? I am trying to work up a plan on my garage/apartment and cant decide which way to go.
