Garage Expansion Build

Hi Everyone -- I've been lurking around these forums for a while now -- but looking like this is actually going to happen so I'm going to start my build thread!

I live in northwest Iowa and currently have a 912 sq ft house with an oversized attached one stall garage (315 sq ft). I am currently in the process of getting city approval to expand out and closer to the street to turn my 21 x 15 into a 25 x 26 (650 sq ft) oversized two stall.

My hand drawn plans to show the city where I am requesting "minor variances".

The city requires 5 feet from the side line and 25 feet from the front line. Through this minor modification process they will give me 2 more feet to the side and 5 more feet to the front (pending their approval).

My dad is a contractor so we will be doing all of the work allowed by city code ourselves (in Sioux City you aren't allowed to do your own electrical work). We are planning on using trusses to create a new gable roof while tying back into the existing hip roof system. The exact pitch and orientation of the roof is yet to be determined.

Anyway -- this is just my introduction. I'll continue posting more information about the variance and permit process including my final drawn plans as the next couple of months go along and the ground unfreezes so I can start digging!

Congrats and good luck with your build!

Just curious, why can't you build further back so the front of garage and house will be flush and not need variance (at least for the front part)?

By the way, I think the scale should read 4 sq ft, not 2.

Ha! You're right -- good thing I didn't turn this copy into the city. Anyway -- building backwards is an issue because there is a hill behind the garage (walk out basement). That could be walled and filled but then the second issue is there is a bedroom window just behind the garage, if I expand to the rear then I would cover this window and that room would loose "bedroom" status.

Edit: Scale fixed. :)

It's been a while since my first post and a lot has been completed since then.

Pouring the floor next week, hopefully, and then re-construction begins. After staking out the new garage we ended up shortening the width by 1' down to 24' as we were about 3 inches over the required setback, which was reduced to 3 feet on the side and 20 feet in the front.

And a quick AutoCAD drawing of what we're going for:
