garage Expansion

Well the garage started out this past summer as a 14x24x8 Ft. It is now a 22.6x24x9.6FT garage.

My brother in-law and a friends of ours came over to help left the trusses and sheet the roof. By accident we put the OSB on the wall the wrong way :headscrat I think we had to many in us by that time. I built the trusses by hand with 2x4's and 3/4" fir gussets. Took a good day to cut all the lumber and another day to assemble them. But it turned out. I dont have recent pictures, but the garage is shingled all vapor barried inside and insulated now (only R14 right now) and a big overhead furnace in the corner. All the wiring is done, and the original part of the garage is drywalled :bounce:

I still have to put gutters and siding on the garage or find a stucco guy who can match the original stucco on the other side :(

Let me know what you think of it so far and I will see if I can get some more photos up soon.

Kind of funny how the garage expansion happened... started out replacing the fence.. and one thing lead to another... and soon the bobcat was hear taking out all the grass and digging out for the expansion.

Should have added more info on the original post. The garage expansion started out by putting in a new paver sidewalk on the front of the house and taking out a couple of trees. This soon lead to bobcat coming and taking out all the grass and all new sod, moving the fence to the front out of the house because we are on a corner lot. Then having the bobcats back to take out everything in the backyard, and putting in a new paver sidewalk patio next to the deck and garage and the new Garden Shed. (Can't have the wifes gardenning stuff in my man dome. So I built her a 8x12 Shed to store the mower and all her other gardening stuff. I have to run some power out to the shed yet so we can see in there at night.

The front of the garage has 2 lights one on each side of the overhead door. The side and back of the garage have 1 light each wired together off of the same motion sensor now. This way we can light the patio and the walkway to the deck / back door. I need to pull up some of the patio this year and redo it as some of it sunk where the trench for the gas and power went. and it is a little high around the man door so I am getting some water leaking in and pooling at the front of the garage. I still have to do a new driveway at some point and cant decide between concrete or pavers for the driveway. Beside the garage I have a RV Parking spot that was dug out the year before and had recycled concrete put down too store the holiday trailer and the deck trailer in. the RV area as we will call it is 14 Feet wide and 40 Feet Long roughly, and then I can still put another vehicle in front of the big gates in the driveway essentially. Trying to make the best use out of all the space I can. The RV Area is actually the utility right of away and it is 8 feet from the fence so I could have made the garage bigger but the wife wouldn't let me.

So I still have a packed summer to finish everything off I think. I had put tar paper on the garage to protect it for the winter but I think I am going to pull it all off and house wrap it and put new vinyl siding on it. I will take some more recent pictures of how it sits today and get them posted as well, I have to wait for the 2 feet of snow to melt off before I can take photos of the yard / patio around the garage.

I figure I did a not so bad job on the whole thing considering I work in computers for a living. the guys helping me out are truck drivers. So no real construction experience for any of us.

Took some more photos of it currently... this is the outside with the RV Area and the Shed. Had a nasty wind storm here this winter and it took the little header peice off the shed that was holding the doors closed so something else to fix this spring/summer.

The trailer is getting filled with Spring Cleanout garbage all ready, installing hardwood floors in the living room next week so need to make room in other parts of the house to store all the furniture.

And the inside.... still getting around to cleaning it all out and building shelving / cabinets and a new work bench... at some point in time I will get to finishing the chev sitting there collecting junk. Storing some hardwood and a door for my parents place as well right now. But it is all insulated and the furnace is up and running. only R14 in the ceiling right now. I haven't really had a gas bill all winter so I am affraid now since they just took a meter reading and the guy came back twice to make sure it was correct. I am thinking off adding another layer of R40 Fiberglass on top of the stuff currently there but unsure if I can add a second layer of fiberglass on top of the Roxul stuff I put up or if I should just put R22 Roxul on top.

Another thing to figure out how to fix is the original concrete it is cracked and heaved in spots. The new concrete was reinforced with 6MM Rebar every 8 Inches and tied into the original. So now I have to figure out how to fill the cracks and if I should put a skim coat over the whole thing to level it out. The guys that did the new concrete screwed up when the poured it.. so the curb wall on the new portion is higher at the front then at the back made framming fun. They did this in an attempt to slope the pad towards the overhead door so any water would run out. But they made the floor level so it just pools now on the floor. Here are some pictures of the cracks though. The cracks are filled with Saw dust right now so I know will be cleaning them out....

The first 3 photos is what started it all and how it originally looked at the start of spring / summer last year. the rest are how it currently looks with the new sidewalk, fence, and new sod. I am trying to find where the pictures of the patio and the backyard are yet with the before and afters.

Lookin good! my take on the old slab, if it is as bad as it sounds, it should have been ripped out and poured at the same time. I understand time/money constraints so save up and do it right! You'll be a lot happier.

and a couple of more of the other side of the yard now. I have a ton of pictures of the entire garage build up... but none of the tearing off the stucco or taking the roof off for the dismantling part. We started in May last year doing all the work and never stopped until snow came in November. Once snow melts off back to the work I will make sure we get more pictures this year of the siding of the garage and the rest of the yard build up. I am going to rebuild the stairs to the deck as well this year and finish cutting off the posts on the fence and putting a cap board on. Still lots of work to do outside this year but hopefully we will have enough time to get it all done. Then I can relax and enjoy it for a year or two.

And the last little one there is because we own a 74 Gremlin X that will be going in the garage at some point....

Your roof pitch requirements must be less than they are in my neck of the woods.

yeah in my neck of the woods we can build a flat roof. The city allows us some leway there, max height from turf was 4.5 meters, now because of the established neighborhood in my area I can go to6 meters in height.

figured I would update this with the latest pics of the inside being finsihed with osb

I have changed a few more things since these pictures were taken, the cabinet with the license plate was cut up, the bench now has 18 gauge sheet metal on the top of it, added a parts washer, a shelf above the parts washer, and started plumbing up the air compressor with the hose reel. there is a shelf the length of the bench above the bench as well, adding a lot of extra outlets through conduit. Also added a sand blast cabinet.

I'll see if I can get some new pictures taken in the next few days.
