Hi all,

I searched and found very little, so here goes. We're looking at purchasing a house with a 3 car garage that I'd like to expand. Ideally I'd like to build a detached, but that's not possible. It needs to look like a part of the house. I'll be looking at setbacks and easement this weekend. Just curious if anyone has any pictures or renderings of a project like this. Not sure how we'll expand, but we will definitely need to.

I would look at limitations of things in the ground, or artificial lines like setbacks, and then how to join siding and rooflines. Traffic flow and drives could be a consideration.

I did sort of what you describe in my build, I attached to an existing and needed it to match the house. Search "garage journal tool crib of the north" for more info if its helpful to you.

Here's a pic. Not great, but standard 3 car.

That looks like it's going to be not so straightforward to expand. Do you need more depth or more length?

What's going on with the roof on the side of the garage we can't see in the picture? Is it similar to the roof we can see butting up to the room above the single stall closer to the foreground?

I believe it's going to be complicated. I'm not sure how it's going to work as I just can't picture it yet. I will visit the house Saturday with someone with more knowledge than myself to discuss feasibility. I will take any expansion I can get. Depth, width or even height.

And what's going on to the left of the second picture? Similar roofline as what's going on with the right sides of the single stall and the right side of the double where it juts out?

I saw a somewhat similar house that had a long bay added all along one side. It would be the equivalent of a 4th stall to the left of your picture.

That stall was taller for camper storage I believe. It looked okay. Probably would have looked better if it was the same height.

Proceed carefully and also see if there are any HOA type covenants.

We bought our house 12 years ago because it had the largest three stall we could find. Like the house and the neighborhood but now finding the garage inadequate. No place to add on but up for us.

Based on your pics I would look for something with more room for expansion and less restrictions.

My biggest regret is the house I am in now. Subdivisions are great for kids and property values but hell for trying to get shop space that fits restrictions and ever shrinking lot sizes. I've spent a fortune widening a driveway, adding an all aluminum carport and other upgrades but still wanting more space.

My $.02 hope it helps.

Only thing I can think is to bump the single bay out even with the double and maybe raise that roof. That said, It looks like a really nice house in a difficult HOA type area and looks like that small addition will be very expensive. Cant really tell what is to the left of the double bay either. Maybe that area is expandable.

Choose another lot/home more-suitable. Looks like that site doesn't lend itself to alterations for what you want to do. I'm assuming you have an HOA, between them and the community government under whose jurisdiction you lie, you are going to be extremely frustrated when you try to do something.

From a cost standpoint, if it is attached to the house in any way, your foundation will need to meet residential specs.
