garage extension help

Hello,

I have a 24x24 foot garage and of course I need some more room. I can extend my garage about 8 or 9 feet which should be enough room. I am fairly handy and have done concrete work before. But, I have some complications I need some help with.

I have a retaining wall behind my garage which I will need to move back about a foot or two. The city indicates that I can pour a foundation up to a retaining wall but no structure can sit on the wall.

I have a drop of 17 inches from the current garage floor to the lower grade below the retaining wall.

My question: What would be the best route for pouring footers? I have to have a minimum of 12x12 inch footers.

I also have to have a stem wal 6 inches above grade. I would appreciate any photos or suggestions on how to pour this.

Should I forgo replacing the retaining wall and pour a concrete wall?

What might I expect to pay to have this poured for me if I decided not to do the work myself?

I am also adding 8' on to the back of my 24x26 garage. Will start as soon as the permit clears. Why can't you pour the footers then lay whatever course of block needed to get you to the height you need to be?

Just dig and pour standard footings and lay a block wall to the 6 inches above grade and pour a floating slab?

I was hoping to stay away from block only because I don't like to look of block. My current garage has a stem wall.

I may just hire someone to form up the walls so I know it would be done right. What would be reasonable for a quote from a contractor?
