Standard two car garage with a short stem wall....I'm not doing my main 975 square foot shop, just the main attached two garage

How much are you guys seeing and paying?

I was quoted $3,775 by one company, waiting to get an estimate by another

I was kinda shocked by this price

Well, doing it the cheapest and best way I know possible - clear polyurea, your basic 600 sqft 2-car garage is going to take 5 gallons, about $900 shipped. Factor in $100 for application supplies, and another $250/day for a concrete grinder, probably 2 days of work for me, that's about $1350 in just materials. And that's not epoxy, flake, stain, or anti-skid, etching, or more substantial prep work.

Watch what materials those bids are using. Not all epoxy is created equal. My guess is that $3-$4k is probably in the normal ballpark.

Thats high. Here in the Chicagoland area I was just quoted just under $9.00 a square foot for a 2 car 440 Square foot garage. After saying that was way higher than what I thought he came down to $5.50 a square floor. Just $2450. This included fixing a crack, grinding the floor, Polyurea basecoat, with the Polyprotic clear coat. The second company that came out was $3800 and didn't budge however I just received a voicemail from the company to talk abut the quote. Don't think its even worth calling them back.

I received quotes from about half a dozen local floor coating companies recently. Quotes were for my pole barn, 2,000 square foot. Two of the quotes came in about $6 a square foot, and the rest of them went up from there.
This was for a full flake polyurea/polyaspartic coating, grinded before application. I think all of the installers I received quotes from offer a lifetime warranty on their work.

Almost two years ago I paid a little under $5 a square foot for a full flake with poly aspartic top coat and lifetime warranty by a national franchise (Garage Experts).

$3.75-$4.50/sq/ft

Just had my 30x50, 18x16, and 9x16 garage/storage spaces done.

Pretty much…..if they are no longer in business the warranty is no longer in effect.

If it's a national company, chances are pretty good they'll be around in 5 to 10 years. You'll likely know you had a major issue well before then. The guys that put the signs out at intersections, probably not as much. I skipped quite a few that had no written warranty. Funny thing was all of them were more expensive than Garage Experts.

NH - just got quoted $7,746.11 for 864sq ft. Those were dimensional estimates, but that still works out to ~$9 per sq ft.

I won't be doing that

I did my 28x32 garage floor myself. Bought armorpoxy 3 layer system. first layer is 2 part epoxy primer. 2nd layer is 2 part epoxy color with chips. 3rd layer is 2 part epoxy clear coat with nearly invisible non-slip particles. I did all this for probably less than $1000. 6.5 years ago. So cost was a little over $1/square foot. True, I did purchase spike shoes and 18" rollers. But I would do this again for sure. Took me 3 half days. Results are fantastic. 100% solids.

I don't want anything blue nor anything with tan

I'm leaning towards the light gray, dark gray and white

Here's the color flake available

I tried to match with the exterior color of my house and the trim in my garage, so I went with tan/brown. However if I had a bunch of grey or black cabinets, I would have went with grey. Also IMO, the lighter the color the better, more light, but if you have stuff that will likely stain the floor, go dark.

The first place said 1 day installation for $3775 and did charge extra for the cinder block stem wall

The other place for $2650 didn't charge extra for the cinder block stem wall and said usually a 2-3 day job

Doesnt matter to me about the extra days for a $1,100 savings

Plus not being rushed and taking longer usually equates to a better job in my opinion

It all depends on what they are using. Not all Epoxy systems are the same. I know, I learned the hard way. My first floor was installed by Home Depot using a Rustoleum product. It lasted two years then peeled up in very large sections once it got cold. I was lucky I got it with the 3 year warranty and was able to get a full refund. But the full refund doesn't include cleaning out your garage and grinding off the old epoxy. I re did mine with this stuff. It wore well for about 7 years until I moved. But this will cost you about $3000 just for the materials

I don't like flakes. They hide little screws and Jesus clips that go flying off when I work on my cars. Most people offer a non skid non colored additive.

While this is a garage, I also rarely if ever do work in the main attached two car garage. The main attached two car garage is for storage and a vehicle

My other garage addition is where I do all the work and tinkering

Adding an anti skid agent to a full flake floor is pretty redundant unless they are doing a ton of clear to make it smooth.

Epoxy Base / Polyaspartic Topcoat. Only reason an installer uses polyaspartic as base coat is to get the job done quicker and collect a check.

Agreed. That is typically the only system I will install, unless someone really wants me to coat their garage in the winter months.

I was told I would be actually getting 100% epoxy with a moisture barrier. Yes the 100% epoxy is better.

100% epoxy base/ Polyaspartic top coat.

Yes in the quote it says

We offer 1 year installation warranty on all products applied. We offer lifetime warranty on products applied with maintenance package. Warranty covers delamination, peeling, hot tire peel & chipping. This warranty does not cover, current concrete substrate beneath coating failing, falling apart or settling underneath coating or delamination caused by water damage appearing after application. Warranty is non transferable.

I'm in no rush and don't want to rush anything
It's pretty variable, you can usually walk on it the next day but I wouldn't park on it for at least a week. The fingernail indentation test will let you know how hard it is. Your installer should give you some clear guidelines that will support his warranty.

This is valid.. ish. I have the drive sprayed with hd6600-mma and it's basically like coating it in plastic. But I've had to re-do it twice now in 4 years.. In a garage, it might do better.

Warranty? Whatever. That's worth how long that applicator has been in business, the value of their feedback, and the ability of their checkbook to fix something. In my state, it's easier to skip town and start a new DBA (doing business as).
