Garage Floor Epoxy Recommendation

Hello Garage Journal Members,

I recently purchased my first house which comes with a attached 2 car garage (500sft). The first thing I really want to take care of is getting the floor coated with some epoxy. I have been seeing many brands such as Legacy, Armorpoxy, and Rustoleum come up when doing some searches. What would you guys recommended as far as brand goes for a quality epoxy. I'm super tempted to grab some Rustoleum Rocksolid from HD, and call it day. I look forward to recommendations on this, also some questions related to this below.

1. Quality Brand to go with?

2. Partial or Full coverage of flakes?

3. Is clear coat on top a good option?

4. Antiskid additive needed?

5. Any certain rollers or brushes to use with epoxy?

Welcome to the site.
Good coverage of flakes and a anti slip is good... Clear on top for sure...
There are a few good vendors here, I used Legacy and had good success.
You can get complete kits from them shipped to your door.
Your in the warm belt so you can do it almost year round. The higher temps are on your side. In a way...
Others will chime in.

Pretty much what I would have said too. I ended up with the armorpoxy 3 coat system but there are a few more dealers here that have quality products. They all have many different types of coatings to suit a variety of different uses.

Do your own research, but consensus is don't bother with box store coatings. Plenty of info and threads on it throughout the pages here. The vendors like Armorpoxy and Legacy are sell specialty products made specifically for garage floors. They know their stuff and the results of the many Forum members using their products speaks for itself.

I did the 3 coat armorpoxy system in sept of 2017. It is a fantastic system. The top coat is a 2 part epoxy clearcoat. Yes, definitely do this!

OP, I'm in the same boat you are right now. Just bought house in June with 2car garage and I'm pretty sure the prior owner did a box store product because it didn't hold up very well in just the 2-3/4 years he owned the place. So I'm hand scraping it all off and gonna go with black base with white/gold flake. My previous guy didn't do clear coat that's for sure so it came right up where tires set.
Perfect timing for the thread. Subscribed.

Turns out the previous home owner used the Rust-Oleum **** from home Depot. Wife and I saw it on the shelf today when we went to buy a couple more gallons of epoxy stripper. Same epoxy and flake color, $70.
Garbage.

We have a thriving business replacing home center coatings that failed. Do it once and do it right. Several vendors here carry excellent quality coatings and will give support unlike a home center.

I definitely want to do it right once! Can you either Legacy Industrial or ArmorPoxy send me a quote for expoxy including a clearcoat on top. I looked though the website seems like both carry many different types of systems.

1. Quality Brand to go with?
I used Rustoleum three years ago on a garage attached to the house and it has held up well. When the floor was poured I asked the contractor to not make the floor real smooth.

2. Partial or Full coverage of flakes?
Full coverage. The flakes provide traction on the finished floor. The floor can be slippery when wet and the flakes help eliminate.

3. Is clear coat on top a good option?
Yes. I think it is a must.

4. Antiskid additive needed?
I didn’t use, however, if I was doing one again I would use very lightly around a man door.

5. Any certain rollers or brushes to use with epoxy?
Non in particular that I recall. Follow the instructions carefully. Whichever brand you use, try to mix it all at once to eliminate any (slight) variation in colour.

Just some thoughts on above in no particular order.

1. If doing a full broadcast clear coat, at least two coats are mandatory. The reason for this is that the overlapping flecks become millions of little dirt collectors in the overlap areas. The floor needs to be scraped and or lightly sanded and vacuumed before applying the clear coat. The first coat runs into the little valleys and gaps, the second coat gives the protection. Also if you don't clear coat the floor will be uncomfortable to walk on in bare feet or socks.

2. Always use non skid when using a clear coat. They can be dangerously slippery if not.

3. Always use rollers that are designed for oil based or lacquer type paints. Latex rollers can disintegrate.
