Garage Floor Issue

Hello everyone!

First post here.

Location: South San Francisco

Townhouse/Condo; Single Car Garage

Issue: Reddish spot with moisture on random spot in the garage near front access door to garage.

Water did not come from the ceiling (upper level is the living room) and my poster above the floor is not wet, so it has to be from underneath.


I pay HOA dues and I was wondering if this is a main line for the condos in the area and not just mines, I wonder if they would cover the fix? (Did not call them yet to discuss this)

I don't know what this problem is and if someone can chime in to any solution to the issue, that would be great!

Does either a neighbor or yourself own a cat?

Perhaps it went mousing and left a few drops of blood behind.

Seems like it would be hard to give you a solution when you haven't figured out what the problem is yet... Fluids from a car? Algae or bacteria (seen red and orange in marble and some other stones on buildings/ monuments)? Someone spill something and not own up to it? If it's coming from under the slab just monitor the floor for a while and see if any liquid pools.

Seriously doubt there are any common utility lines under your unit. check your condo docs to see who is responsible for what, but I think you would be jumping the gun at this point.

I do not park my car in the garage and there is no activity in the garage (just using it for storage). There is also nothing stored on top of the spot. I will contact HOA and see what they suggest.

This problem may have existed for years and I just recently (months ago) tore out some old carpeting that was on top of the spot. But fast forward to now, there is very noticeable moisture on that location.

Basically dry everywhere except that random spot.
