Garage floor not poured right..options?

Hey everyone.My garage is a year and a half old and is 36x27.3 separate doors with drains on either side off middle bay.


The main problem is typically they pitch floor towards doors so water drains out , but I have drains so that was not necessary.At doors they also did not make the floor level,it slopes to lower in middle which affects door closing.I had to set closing force higher to get weatherstrip to seal.Now in winter the strip froze and kicks door up at closing.So now I have small gap under parts of strip allowing cold in.

I would like to get epoxied in summer and have to grind sealer off anyway so I was wondering if leveling the door area and pitching in is possible?any options available or do I have to live with problem?

This is no problem to fix...

Whenever you get ready to epoxy the floor, the floor can be pitched with Epoxy Mortar. The first step will be to grind the floor and the sealer off. Once you have the floor prepped you will prime the floor. Once the floor is primed the epoxy mortar is installed and pitched. Depending on how 'wet' or 'dry' the mortar is installed it may need an additional coat of primer to seal the surface before coating (depending on the product used, installers, and mortar wetness). Then the entire floor would be coated.

This is something that our customers do every day to pitch floors for water drainage. Most epoxy mortars are about 12000+ psi... some of ours are >20,000 but even the lower cost mortars are going to be stronger than the concrete you have in place.

Another option is to use polymer modified concrete to pitch the floor. It won't be near as strong as epoxy but would probably be fine for a residential garage floor.

Either way... you don't have to live with that and it won't be a big deal to get the floor fixed. It will probably be easy to find someone in your area who does resurfacing...

Hey Wolverine

Will that Epoxy Mortar stuff work out doors on concrete? My drive and walk are one and there is a low spot about 8 feet in front of the side door. Rain puddles there and in winter it is nearly hazard. Comments?
