Garage floor plan ideas.

This is just a thought for now, years away if ever, but Im thinking about putting a garage in my back yard, seperate from the houe. I spoke with the city inspector and he told me there was a size limit, a % of what your house takes up on you property and 16 feet high I believe. So Im thinking of 20 x 20 or 24 x24 whatever, sized shop. A good thing I found out is I can put a basement in it., maybe give it 9 foot ceilings?). I can dig the hole myself. What I want to do is rent it out as living space as I already have a garage thats part of my house. Id still build it with a garage door but that would remain shut, but a guy could still park his car in there if it wasesnt occupied, know what i mean?. So the floor would be concrete. The top would be just open, but downstairs in the basement would I have to put any concete walls or posts to support the concrete floor above and the weight of a veichal or two if I ever wanted to just make it a car garage? I think upstairs could be a living room, open kitchen. Downstairs the bathroom and two bedrooms. Any floor plan ideas, comments? thanks

Um, that's a little bit of a crazy idea. You want to build a "garage" to intentionally fool the local inspector? Are you sure you would be allowed to run plumbing to your "garage"? Why not build a "studio", "guest-house", etc? Putting a concrete floor over a basement isn't cheap (I don't think?).

In my experience, most inspectors are decent to work with. You do, after all, pay their salary through your taxes. I would definitely ask about local rental ordinances, occupancy, bathrooms, etc. I don't think the OP is trying to fool anyone.

Anyway, there are plenty of web sites that have garages with apartments over them.

Yes, putting a basement under a car park get's very expensive. You need big structural steel beams and whatnot.

No, I dont want to fool him. I just want to be able to use it as a garage if I want too, say store sleds, quads, work on cars etc. Just kick out the renters and use it as a garage. Or when I sell it. Im sure I can run plumbing into a garage. Why not? How much would a concrete floor be? If you dont know dont thats fine.. Where I live has a 95% + rental rate, its very hard to find places to rent, you should have seen the places I lived in years ago. My friend and I used to rent a 1bd suit for 700 plus utilities. He had the bedroom, I had the living room. It was wasent more than 500 sqft and was a dive.. Ah back in the day!.:D I think its a great idea. Add value to your home, charge 900 bucks a month, say it costs 30,000, its paid for in 33months. Then gravy from there.

Thank you, and your right, Im not trying to fool anyone. I would get all the permits and whatevers required. Ive dug about a thousand and one basements for work, so that knocks off a little of the price. I got electrical and plumbling buddys. Plus id get the hoe for free. What sort of cash is required for steel beam construction? Anyone know or done it? Again, were talking 20x20, 24x24 or so. Thanks again.
