Garage floor prep for coating.

I am sure this has been posted many times. I am new here and really don't know where to search for this.

22 year old smothed concreate floor. Some oil stains, but not real bad in that way. Here in Edmonton our winters are very tough on garage floors. The ice melt, and salt is on them for 5 months plus and the floor takes a beating. I have never seen a coating last more than 3 years without some resurfacing. (help with that would be great as well)

With all that, I am still willing to finish the floor if I can find the right product. Most products will not warranty for here.

Back to my orginal question. How on earth does one prep the floor for finishing. I would asume a presure washer is not a good idea, except for latex products. (haven't seen one tough enough)

Not to sound like an *** but this topic has been discussed over and over and over again. Do a search on this forum and you'll get a wealth of information.

While part of this topic has been covered... there is a unique situation here. Edmonton, Alberta has unique climate and all of the people there say, "Eh... " alot. Seriously, coatings that work well in Arizona don't always work well in Edmonton... or... Florida. Climate Matters!

Warren, I have ALOT of experience in Edmonton as I used to sell products through Ron Garret and Norm Walline (ICI Devoe Coatings-Edmonton). And, you're right... it's brutal there. But, we learned how to make products hard enough while remaining flexible during the harsh winters. (On a side note, we stopped selling products through ICI Devoe in 2002 or 2003 I think... ) We can give you some good solid advice and products.
