I don't remember the size restriction in Billerica. I built an 8x12 at the time and there was no question. I want to say the max was something 12x14 or something around there. There is also a height restriction as well here although I don't remember what it was. But I remember there was a builder that go in trouble for building one too big and the height is mainly what they were concerned with on that one.

In Houston we have to deal with flood issues. In flood prone areas the living space is built on pier and beam foundations to raise it above the flood level. The garage is built.on grade and designed to flood: there are flood vents that allow water to flow through without putting lateral pressure on the structure.

You will pay more in administrative expenses, probably require a topographical survey, elevation certificate.

Civil engineers tend to over specify to reduce their risk, which will result in increased construction cost. Choose your engineer wisely. Talk to them and tell them your concerns, if a 6-inch thick slab is required, you don't want them to specify 12-inch slab.

in Massachusetts height and size limitations and set backs are regulated by local zoning ordinances. There are great varations in those requirements from town to town.

Structures built in flood zones sometimes become an issue on the sale of a property. Mortgage lenders often require a plot plan showing any structures on the land, any enchroachments on setback distances and potential flooding issues.
