Garage insurance question

I have a garage /shop where I work on my old cars on a lot next to my first house (rent the house out now).

Its about 70 miles from where I live now.

I have been looking into buying a lot closer to put up a building.

My insurance guy says nobody will insure a building/ garage on a lot without a house.

Anybody dealt with this? How?

Most cities won't give you a variance to build an accessory building on a lot without a primary (home) structure anyway. You likely can't build anything to insure.

It must have to do with the insurance company and/or location. We built my shop on the property almost 2 years ago and have had a fire policy on it since, even before we converted the back half of it into living space. There are no other structures on the property.


**** actually, it was a renter's policy before we moved in, now it is a fire policy.

You could look into an umbrella policy which should cover anything you own. Last I checked to add an umbrella to my policy was only a couple hundred a year.

Umbrella policies cover you for liability only - not for any 'physical' items like structures and contents.

You should be able to find coverage for your garage - most likely int he dwelling fire market. Check with your current insurance agent/company to see if they have something in the same company you have with your home insurance. If not, you 're looking at the 2ndary market - where it will be a bit more spendy, but available.
