Over the past number of years, I have worked to convert beach cottages into a two car garage. I knocked down interior 4" cinder block walls, knocked out the front to add garage doors and redid the exterior to make it look nice. The interior measures about 24 x 24.
As you'll see in the photos below...I have gone back and forth re the interior...would like to do the floor but probably should do ceiling first. But than to do anything, I should take down the last load-bearing center wall that is an 8" cinder block wall. I have looked a a laminated beam to replace the wall and estimate it would take a 1-3/4 x 11-1/4 x 24' beam per a tech guide.
Also, you'll see that at the back of the interior the load bearing wall does not run the entire length of the two stalls...but stops about 6' short so I can move back and forth between the two stalls.
Am I missing anything and would appreciate suggestions on taking on this project.
