I assume your sharing the space with someone? How much do you pay for power? How did you find the place?

Look for a home in a private airport community.
Hanger = BIG SHOP.

I'd love to find a house in a community like this but they aren't cheap (I'm actually a private pilot also)
Yes I split the rent, power is running $20 a month.
I purchased a storage condo, which is 20' x 50' with a 16' ceiling. I was moving in with my girlfriend and selling my house and looking to buy some property and build a pole barn for my tools and stuff. But the cost was too much. I found a storage condo and purchased it . It was 29000.00 and I own from the walls in. It's works out really well for me . It's 5 miles down the road. It's also kind of nice to have a shop away from the house , it gives me my own space and gets me some free time to myself.

What if they take the walls away?
Are there monthly/yearly assessments? Security? Can you access the place any time of night or day?
I've seen some of the garage condos posted here on the board and they were quite nice. I don't think we have any of those out my way (maybe to many barns).
If they take the walls away it only makes my area larger. Lol. Yes, there is some fees, I have property taxes( about 250.00 a year) and HOA fees (about 225 a year which takes care of lawn maint,snow plowing,security lights and misc). Yes I can access it anytime day or night. Security is like your house , we have pretty good man doors with knob locks and dead bolts and cover plates to cover the locks. I have thought about putting a steel cage door inside of the man door for extra security.

Wow, I'm surprised how cheap that is. Where are you at? Around here I would expect something like that to be $100,000+. I used to rent a shop about that size and it was $600/month.

Technically my shop is away from my home, it is at our cabin (cottage for you Canadians) by the lake. This means I am away from most of my tools all week. I do have a basement workshop at home with reasonable collection of tools, not everything is duplicated (wife does not believe me).
When we were shopping for this place, my wife knew I was expecting a garage. I turned down the first place even though it had a smokin' garage because of the location and neighborhood and the house was too big. The we found this place...right size and a good little shop for me. Do I wish it was bigger? Sure, but life is all about compromise and everthing else was spot on.
All that said, as nice as it is with my shop 30 feet from my deck, it is an hour's drive and I am only here on occasion during the week. My job keeps me busy until after 7 most days, often later, so I would not have time nor energy anyways during the week. Biggest issue for us is that I come up here every weekend unless I'm dragged kicking and screaming somewhere else......and then I pout for a week
When we bought the place we both said we could see ourselves sitting on the deck/gazebo/porch, my ATV in the shop, truck/car in the driveway, dogs running free. Can you and your GF close your eyes and the picture appears? When it does you are home, even if it does take one or 2 tries.

My shop is *maybe* a mile or two from the house. Takes only a couple minutes to drive here. I like it because I can be alone in peace and quiet... hehe...
You could always find a lot of land and build your own shop, or even better would be to build a larger place, have your shop, but start leasing the rest to generate some monthly income...
Maybe you can find a lot on the edge of the subdivision with a larger back yard? Some places will let you buy two lots and make like a mega home / garage.
Alternatively, there is a place like this: Garage Oasis that someone was a marketing genius. He built this shop type facility near some really high-end subdivisions / golf course. So obviously all these people have money, and have toys, but want a nice place to store / work on them... Click on the "Gallery" link up top to see some pictures... Yeah those people are paying crazy prices but since the place is full I would call that a sound business model...

I agree on having the shop at home. The thing is don't just settle on whatever. When your sick of looking, don't give up. My wife and I looked for six months at maybe 80 homes. To be honest she was a little frustrated with me. But we each knew what the other wanted as well so we didn't need to look at houses together. I happened to look in the paper at houses for sale by owner and noticed a new house listed. She didn't want to go but went with me anyway. As soon as we walked in we knew that was the one and closed on it less than a month later. The place you want is out there, you just have to keep looking.
