Garage on a budget

Hey GJ,

I am planning on building a 3 car garage this summer. I am located in New Brunswick canada, and am wondering if i could build a 26x40, insulated story and a half for 20000$ Or is this a pipe dream.

When I built my shop in 1991, I took drawings, showing the dimensions, to a local lumber yard and they provided me a materials list and cost estimate for the framing materials. I contacted a concrete contractor and got a price for a slab. My 24 by 50 came to about what you are looking at. I suspect prices are a bit higher today. My estimates did not include electric service and under slab plumbing. There are many factors to cost, such as how much work you do yourself, use of recycled materials, etc.

I think you could double that number pretty easily. All depends on how much site work needs to be done, and how much work you can/will do yourself.

I am going to say you are $35K pretty fast...

How much of it are you doing yourself and what does the sight look like? I have built buildings on sights that needed more than $20K just in sight work, fill adds up fast, and it doesn't lay itself level..

I plan on doing most of the constuction myself, site is relatively level but some fill will be needed. See if i can post some pics

I giggled a little bit at the title... Is there such thing as a "garage on a budget"?

Back on subject, It depends on how much of it you can do yourself.

I'm in the middle of a pole barn build now, 40x64x16 with 2" of insulation. By the time I get concrete in, I'll probably be around $35k. I'm doing a lot of the work, but also paying some guys to help (and getting a good deal on that).

It all depends on upgrades/finishes/etc. I could have cut $5k or more off if I didn't use perma-columns and insulation. An Amish company was going to put up the same size building (no perma-columns or insulation but no deal on labor) for $24k, plus concrete (probably $6-8k more).
