Hi Guys !

I moved to a new home in Winnipeg for the post couple of days my garage door opens half and stops then I should give little push on the door then opens completely. I found moister on back side of the door iced thin layer. since temperature outside is -22degree centigrade feel like -29.

I call the installed guy he advised to install insulated garage door.
but the garage opener name xtreme garage professional unit.

Can any one help to fix this issue, I don't think door but tension of the chain might be loose while pulling the door open. Please help me to solve this problem. Since it is new garage ma be under warranty build by Hilton homes Builders. My email address is [email protected]

Start simple.
Lube all the rollers. I don't know what lube to use for those temps, but I'm sure if you tried it with plain old WD-40 to see if it helps. If it door works like its supposed to after that, find some type of low temp lube to do the job proper.

Talk to your builder, especially as it's likely a warranty issue only loosely related to the opener itself.

The telltale of moisture.ice formation on the inside of the door is a telltale sign of other issues. Moisture from water leaks or other causes is condensing then freezingon the cold garage door. It gets heavier due to the ice buildup. The opener has some safety features including overload detection. It prevents damage to the opener, and at least as important it protects the door from damage when it runs into things while travelling.

So, does your garage include a space heater that isn't ventilated correctly? Moisture from combustion might be condensing on the door. Just thinking.

call your Builder and see where that gets you.. Your opener is working fine, it may be something as simple as the up sensitivity adjustment, caused by the extra weight of the door. Just be Warned this is only a band-aid solution.. If your door is uninsulated, maybe you should have gone with the upgrade!
