Garage planing location. I need some input.

OK' I'm trying to figure out exactly where I need to situate my garage/metal enclosed carport. It is an 18x21. With a garage door on the front. I am kind of limited in my area to locate it. I have a hilly yard and am kind of close to the property lines. The structure will be in the back of the house, that has an elevation change (drop off)just on the back/side of the garage. I'm going to have two pictures one with the door facing the road and the other with the door facing my left hand neighbor with room to access the garage. Let me know if this makes any sense. I have already graded a drive way on the upper side of my house.

This picture shows the door straight with the driveway, but it would roll right down to the garage with no room to maneuver in front of the garage.

you are out of scale, how much does your wife like the neighborhood and house? Maybe a small shed to store lawn equip and reconfig garage? You would not be adding value to the property and the neighbors can see you piss off your deck.

You said the property sloped (hard to tell by pick).

My only suggestion would be to extend the deck and make underside dry storage (slanted run off under deck) that a shed could also be added. The deck would add value to property and extra storage and work "shed" underneath would not be an EYE SORE!!

In addition, plant two trees on corner of house to add privacy to the deck.

Thanks for the advice, the only problem is that I don't have a garage at all at the moment to do any work in and really need to stop fixing vehicles in my driveway as a side hobby. I'm going to try and get a scale going on Google earth if I can figure it out. I'm not totally in love with the neighborhood, but I'm probably stuck for at least 5 years, so I have to get some sort of garage to work in. I will try and post some pictures of the grading process when I get some. My main question is should I run the garage parallel to the house/ behind and loose a good bit of my level part of my yard, or go perpendicular in line with the driveway and not have any space in front of it? If its straight with the driveway I will have to back all the way back up the drive to get out. I know you guys have great ideas, just let me know. Thanks.

I had a somewhat similar situation similar to the top picture, without the drop off. I opted for two garage doors, the front and a "side" garage door to the back yard. That way I can close the front door and open the side door to do my work. I also added a 10 x 20 pad to the side for my work surface. In other words, pull into the garage, but do your work on the side, behind your deck for privacy and to keep the noise somewhat on your property. Old advice: put your building where you DON"T want to be, that way the rest of the property is where you DO want to be. Good luck!

Whatever you do, you do not want to have to "back up the drive to get out".
That would be a major PIA.

What are your city's setback rules for the side yard? Where I live you would not be able to lay down a driveway that close to the property line.

BTW: Bobcatter has a pretty good idea there.

OK, guess this is going to be my budget minded build thread. I finally got all of my grading done and the concrete is being poured as we speak. This is going to be one of those metal building/ carport buildings. 18'x20'. Through research I've found that this is going to be the best way to go since I'm on a tight budget and it isn't a permanent structure as far as codes go around here. I'll post pictures as I get them. Thanks

So I took some of the guys advice and tried to "tuck" my building into a spot that won't take up my whole back yard. The concrete is finished and looks pretty good. Here are some pictures.

The plan is to put a small patio on the side of the building with pavers and put a rock fire pit on it to use some of my extra space, but mostly to make my wife happy:rolleyes:

I'm trying to learn more about grading and runoff flow and I am looking at this wondering if water is going to be flowing right into your shop?

Is there something you have done to divert the water from your neighbors yard and your driveway?

I apologize if this sounds like criticism but I definitely isn't, I really don't know much about this kind of stuff and am hoping to learn something from what you have done here.

From all the help I've received and what I've been instructed is that with a runoff ditch going down the right side of the shop and behind the retaining wall the runoff from the neighbors house would run that way. Also I'm going to have to put a drain running along the front edge of the building to collect and eliminate water coming from down the driveway in the front. I hope this makes sense. Trying to type on my phone.

Haha. No, mine is usually on the back side of the house but moved because of construction and the neighbor is in the process of renovations himself and happened to have then in his front that day.
