I would like to learn from anybody that has done some homework and built a garage ,What do you wish you did differently? I also would like to know standard construction or steel building .I plan on a 24 x 36. Thanks for help and advice

Doing the same size build. I'm going with pole barn construction and putting all metal on it. Only thing I haven't sourced is big roll insulation with plastic on both sides.

I plan on vapor barrier sides roof and pad as well.
How tall are you planning?

I just finished a 36 x 26 that initially was going to be 36 x 24. My foundation contractor (friend) talked me into going the 2 foot deeper just for the fact of having a full size pick-up truck and wanting a little room in front of and behind it.

I decided on the biggest I could afford. I've never heard anyone say they have too much space. Mine (steel construction) is 40'x40' and even with four cars in it I still have plenty of room to work.

I can't say (with my budget) there would be much I'd do differently. If I had more coin, I'd have even more lights, epoxy floors, and fully insulate it.

Thank you all for the feedback .I toowill follow this thread closely. The comment of never too big made me laugh . I agree. Men and their garages women and their shoes haha. Im in Ca. soon Wa. So if I buy a house woithout a shop already present, they are very common I want to know what to do .

I have a 30 x 50 pole building.
Would have done different?

1. Bigger
2. 12 -14ft walls
3. Different style truss.
4. Put OSB under the steel roof panels
5. In floor heat.
6. More amps

It's plenty good the way it is now but if I ever do another...........

thankyou akaLarry and cougar for the advice. Did anyone think of besides a sink a shower and toilet? I sometimes spend some time out there and when Im greasy don't want to go into house that way so it would kill two birdswith one stone.When I first moved into this house didn't have asink in garage than found out it was plumbed with a manifold for hot and cold water . Sure keeps me on better terms with wife when Im not messing up nice towels and sink too.
The walls 14 ft well that's good advice too . I plan on a two post lift. Reading another Thread I guess it will be a Bendpak , they have good customer support
How many Amps service is a good start I know I will need 220 for lift

Find out how big you're allowed, figure out how big you can afford, then figure out a way to build it bigger.

You can NEVER have enough receptacles.

Research the **** out of lighting coverage and what your options are.

Start reading on this forum. All the info you need is here. Just be prepared to work hard in the research department. Search, read, search, read, repeat.

I did that for close to a year on here before I finally decided on a design and layout.

I ran 60 amp with 220. It will probably be enough but, long as you're at it might as well go bigger, more power, maybe 100 amp.

you pm'd me about mine, its same as yours in size, 24x36. I wanted to go 24x40 but set-back from the lane took 4'. Still, I have enough room to put 4 cars, with room to work around them, benches down one side and equipmnt down the other.

My only 'regret' (hard to call it that really!) is that i bought TOO BIG of a lift. I bought the BP HD9-XTW (Xtra tall and wide), when the HD9-S (Standard height & width) would have sufficed and I would be having to work around the posts all the time.

Another change I can still make, is to use post-mounted OH Door openers. The ceiling mounts take up a lot of real-estate above your lift, etc!

I never thought I would need three phase 220, but now I do.

My main work bench is fixed to a wall with cabinets underneath. It is 24 inches wide by 16 feet long. I should have gone 30 inches wide.

Should have epoxied the floor

I am in the middle of a 30' X 40' metal building. I went with metal because termites here (PHX) are so bad that a piece of wood left on the ground for two weeks is all perforated on the bottom when you pick it up. All previous recommendations fit with my experience. The only advice that I would add is that if you use a kit or package, use it exactly as sold, with no customizing whatever. I made a number of seemingly small changes for function and aesthetics and it doubled the cost and time both.
