(I'll buy them)

I want to build a 30x40, with on high bay for the lift.

Most big box stores like Home Depot usually have universal garage plans for sale, there's a rack up by the front of the store with plans for garages, sheds, cabins and so forth.

I designed and almost finished building a 30x30 with 12' ceiling downstairs and open room upstairs. It has 16x8 doors front and back and a bathroom downstairs. I have about $2400 in the plans with architect and engineer time spent because inside it's all clearspan - no interior walls or poles to support the upstairs or attic. It has I beam girders supporting the floor and ceiling with 4" pipe in the wall supporting the i beams.

I bought a set of plans from eBay and modified them myself with help from the GC and the truss company's engineers (free as I was buying their attic trusses) to raise the ceiling to 12' from 9', enlarge the windows, and change from two 9' OHD's to one 16' OHD.
